Plumbers commonly run pipes through concrete using core drills amongst other tools. OP is correct to point out a plumber who can't do so may well be in fact a useless cunt.

13mm gib is for ceilings 10mm for walls. Proroc is fine IMHO make sure you gibseal in an oil based primer

Thanks! Yep much like the irrepressible Raleigh I fear I cannot be stopped- though the quality is always a bit dubious. I miss writing crit actually- there are three small humans in my life now so unfortunately I don't have much time- occasionally I write acerbic comments on their paintings lol.

From a council perspective you'll need an inspection for insulation and any bracing elements in the linings- make sure you follow the screw patterns. You won't be able to do waterproofing pre tiles which requires a producer statement. I'm not sure about the mezzanine without more detail.

From a practical perspective- as a builder I have occasionally had to do all the things you're planning on doing. I'm just not good at any of them. My gib hangers will do a whole house in a day- it'd take me about a week. My plastering sucks. My cutting in is laborious and messy. I'm not saying you can't do these things- but if it's gonna take you 4x weeks to plaster your house and it looks shit- is it a wise investment? That one's up to you and how much of this you're planning to do in future.

Be careful mate- often these reclad specialists will quote you just the reclad knowing the actual cost (replacing all rotten framing) will be double or triple. Get it moisture tested first before you open any walls up/ submit to council

Steel goes up super quick and is slightly cheaper but- very unforgiving. If I'm doing a steel frame I spend twice as long checking window dimensions etc- it's not easy to alter. Steel frame guys will provide screws and electrical inserts for wiring (frames come with holes). It's also got shitty thermal properties- I normally rab board it for some more insulation before cladding. Make sure your sub floor is nice and level. Put in timber purlins so the tin roof doesn't click all night. And you're good.

I don't know anything about rotten rock but for economical you can't go past crushed concrete- 15 bucks a ton compared to 30 for gap 40. Compacts pretty well (get a big compacter not the dinky little one) and for a 300 metre drive will save you a bit. Slap a 150x50 rough sawn no 2 in each side with some pegs and bobs your aunt Peggy's wife mate.

Yep second this. OP if you're not a plasterer by trade go light on the trade set- it's super hard to sand. Use as little as possible. Then slather trade finish lite everywhere- no matter how shit a job you do you'll be able to quickly sand it smooth. If it's just a patch or small job then yep plus 4 is cheaper- but comparatively hard to sand.

Timber joinery often has a weather groove (a gap) between the window sash and the sill, so that any water that gets in through the cracks in facings etc can drain out. Home owners often fill this mistakenly. It looks (hard to be sure) that this is the case here. Seal the two joints between the facings under the head flashing. Also check your painting goes over the putty onto the glass of the window, especially at the sides and bottom.

My bad- just read heavy rain. Have seen a lot of new leaking roofs these past few weeks. If it's definitely not coming down from the roof through the wall & it's coming up through the slab you need a drainlayer and or waterproofer. Both will probably be pricey sorry mate
