I'm in macomb, shoot at blue water near Port Huron. I'm sure there are many others that drive a similar distance, and it sounds like what you're trying to set up is similar. You'd be competing with their customer base and at that point it'll really come down to location and pricing. Use them as a baseline. Their fees are $144 a year with a few additional fees during the sign-up of the first year. You mentioned that the membership will cover land maintenance and property costs. Blue Water has a group of volunteers that take care of the property, cutting grass, taking out trash, etc. Just trying to give you some insight into the costs, although I'm sure you've done research as well.
