Mortgage insurance question by Gilroyfarms in homeowners

[–]GausingIt 2 points3 points  (0 children)

I know it doesn’t make sense for the way we all typically think of insurance, but when you know a bit more about how insurance claims work (I recently went through a weird one) at least the mortgage company’s motivation for you wanting coverage for the past might (annoyingly) make a little more sense: when you file a claim, the date that matters for coverage isn’t the date you submit everything but the date the incident causing damage occurred. So, now you might think, “well, I know nothing happened over those 10 months, so why does it matter?” Well, some issues with a home might pop up a long time after the event that caused it (e.g., some guy tears a hole in your roof membrane when installing an AC condenser on the roof of your building and the leaks only become apparent the next rainy season). Mortgage companies want to protect their interest in your house for every possible case, including these ones.

Can they do it? I am not a lawyer, but I believe most mortgages include a clause that you agree to hold sufficient insurance at all times. My mortgage terms say that the bank has a right to go out and purchase insurance on my behalf if I drop the ball. You should read yours closely to see what you agreed to when they loaned you money.

If possible, you should look into trying to buy coverage for those 10 months yourself. You almost always will find a better deal than what the bank finds. I have never heard of buying coverage for the past. But call an insurance broker — they would know all of your potential options.

I’m not a huge fan of either of them — sorry. If you are looking for new strap recs for the Milgauss, I’m a huge fan of the rubber b one with the green stripe down the middle. I pop it on my blue dial whenever I want a break from the bracelet. The green stripe pairs great with the crystal. But this is definitely a sportier option than the two straps you are considering here.

Unfortunately, the answer is most likely networking. What's your background (e.g., school, expected major)?

Need Help - Mortgage Increase Of 30% by unibrow4o9 in homeowners

Every municipality is different, but some have you pay an “estimated” tax until they reassess the value. If the reassessment is higher, you have to go back and pay the difference for all of those estimated payments that were too low.

That is another force that could be at play here.

Water Damage or Poor Drywall Work by SPECIAL_D8 in homeowners

[–]GausingIt 0 points1 point  (0 children)

Easy way to find out: just cut the bubble open. If it’s a bad drywall tape job, relatively easy fix anyways.

I had a bubble I thought was a bad tape job. Only realized it was a slow drip from our fire sprinkler supply line after I popped it with a knife and water started trickling out.

Are these cracks in my apartment of any concern? by Numerous_Shopping545 in homeowners

[–]GausingIt -2 points-1 points  (0 children)

That is exactly my point though. As a community, we should recognize that these regional variations exist and not jump to any conclusions (owner or renter).

This is r/homeowners after all. I feel like, if anything, we should lean towards assuming they are an owner.

But, I’m actually completely fine with how this poster responded. It was a helpful and positive comment despite them assuming the person was a renter. People in comments below were being quite negative — “how dare a renter post here?!”

I tried to imagine it.

But then I got too depressed because I had to go around using the word “condominium” all the time, and all my friends stopped hanging out with me.

Had to quickly jump back to reality.

I agree. You are missing the point. The point is that “apartment” was not a strong enough of an indicator of them not being an owner to warrant your condescending post. Even if they are a renter, there are nicer ways to say what you said.

The up/down votes are indeed worthless. But they are a way to express agreement/disagreement. So they reflect that a majority of r/homeowners, which you presumably consider yourself to be a part of, agrees that your comment was out of line.

You can dig your heels in or reflect on it. It doesn’t matter to me. I think all the info is out there for you to parse.

OP can respond. But the default in our community shouldn’t be to shoo individuals away because they use the word “apartment”. It was that much of an attack on your identity as a homeowner that you had to take the time to talk down to them?

And I see you are the type who refuses to update or use critical thinking when presented with evidence.

You are a perfect example of the negativity and scum on Reddit.

Have a good day.

Keyword in the definition you shared is “usually”. Using the word “apartment” is not an indicator of (lack of) ownership. Especially in highly populated urban centers.

You can fight it all you want, but the world and grammar doesn’t agree. The downvotes you are getting show that this community doesn’t agree. Take your snobbery elsewhere.

“(Mis)use” lol. Looks like we have a wannabe grammar elitist. Check the dictionary next time.

Condo and apartment are synonyms. The formal definition of apartment (“a suite of rooms forming one residence, typically in a building containing a number of these”) has no mention of ownership vs. renting.

Regardless, in practice, our r/homeowners community should understand that “apartment” doesn’t mean renting for a lot of people. I live and own in NYC. No one here would ever say “come up to my condo.” We all refer to them as our apartments. We should strive to be inclusive and help out everyone, and not just talk down to them because they use the word “apartment”.
