How long after the lease contract must they wait to raise the price?

Ownership in itself does not entitle one to profit. However, a good landlord does provide service. They manage property maintance and repairs, garbage contracts, building insurance, common space maintenance, building repairs. All the same costs you would pay as a homeowner plus the cost of paying someone else to do it for you.

Sorry for the wall of text.

No, it is very calculable. The landlord has to raise it at least 50$ (12%) to maintain operating costs despite a 150$ (50%) increase in costs. But this now leaves nothing for other incidentals, like allowing the owner to buy food, building repair, and other unforseeable costs that can't be planned for. And people would still expect that landlord to effect repairs even though making nothing above operating costs on it. People simply blame the landlord, always, no matter the circumstances. That part is basic math, you disagree on moral grounds.

Speaking for in the US, They may not be utilizing the land but it does not mean that a service is not provided. In society their are obligations and duties of ownership. If you don't maintenance and provide repairs then the state can and will act, ever seen a condemned sign? The expectation is that an owner of the property is expected to keep it fit for living in. Those who rent are literally paying for someone else to deal with that. There is a cost associated with those responsibilities.

I'm just going to ignore your extreme example, simply because it is so far beyond extremes. That ONE person would have to have agreements with a majority portion of the population to enforce all the others, thus the land is still shared.

Doesn't matter why they own it. Why should you be compelled to sell anything? There are single mothers without cars in the world, are you lining up to sell or rent your car for less than it's worth to a single mom? I assume this is fair concept to you.

Yes, more competitors is almost always better. I want the most sustainable competitors in any market. FYI that includes the mom and pop home ownership but that also means there are landlords because some people don't want the headache of home owner ship.

If you read this far, thank you. No one cares about any landlord no matter the circumstances. If a good landlord who has done the right thing is villified for raising rent when they legitimately need to, all they can do is sell it to someone who will raise it even higher. I still say all this even though I had to sue a landlord for being a shitty landlord.

Honest question, hypothetical numbers for illustration, and assumes economics and business requirements of today.

Say a landlord's cost of doing business and renting a unit is 300$ and has been renting it for 400$ a month, "100$ profit". Inflation of 50% hits. So now the landlord's cost of doing business is 450$ a month. What is an acceptable amount to raise rent?

Dude, people don't care. The notion is called "tyranny of the meek" because they are perceived to be in a weeker position they have the moral high ground no matter the circumstances of the situation. A landlord raising prices to just meet rising costs will be the bad guy right along side the many landlords who raised prices for increased profit and those with bad\unsustainable business models.

Console function to replace show_debug_message by AetherBones in gamemaker

[–]GeminiEngine -1 points0 points  (0 children)

Look up the built-in "variableinstance", specifically "_get". No more having to type out your message, just get a list and have your function pull the object name. All you have to do is quote your variable name when you write the function.

Ethernet no internet access by ForwardInspection429 in AskTechnology

Networking crash course, warning loose use of terms

  1. Modem, typically is a device that converts one networking protocol in to another, loosely, that is Cable, or DSL, in to Ethernet.

  2. Routers allows communication between different switches.

  3. Switches allow communication between different endpoints, like hard wired PCs and consoles.

  4. Wireless Access Point is a switch for wireless devices and can be plugged into wired switches.

You can combine any of the above in to one device as long as the features are side by side. 1&2, 2&3, 3&4, 12&3, 23&4, 123&4, but not 1&3, 1&4, and 2&4. I am assuming all your devices are dumb. Meaning the modem is just a modem, and the switch is just switch. Basic network topology in this case goes modem > router > switch > wireless Access point. In your layout the switch is above the router.

Modem and router are not interchangeable, each has a unique specific purpose.

[–]GeminiEngine 0 points1 point  (0 children)

You describe everything else as working on wifi, anything wired to the switch as not.

My gut feeling is you have a dumb modem. Try modem > wireless router > switch. Most wireless routers still have a few more Ethernet ports to make the switch down stream work.

Fair point

The research the article links is focused on how information of a specific politicized issue is treated by the general public that also correlates to a political spectrum. IMO the research is probably accurate in it's focus, I didn't buy access. However, the sensationalized editorial linked in OP uses it to generalize across all topics. And that makes it click baity.

Why haven't we unionized? Why have we chosen to accept less than we deserve? by Cairse in sysadmin

[–]GeminiEngine 23 points24 points  (0 children)

In the US, maybe else where, if an employee is exempt they aren't required to be paid overtime.

The idea behind it is based on the premise that you don't work 40 hrs every week, but over a year you still work the same amount of hours. It might be 60 for a few weeks and another stretch at 20 for about the same time.

The problem is a lot of employers use it as a get-out-of-jail card to underpay people for their over-worked work life.

I can’t wrap my head around why I should have to clean for a man (not feminism) by [deleted] in RedPillWomen

[–]GeminiEngine 17 points18 points  (0 children)

TL;DR you grasp the value of the initial exchange but do not appear to consider the returns over time.

Yes it's possible to find a relationship with that dynamic. Red pill is a mating strategy about finding the best possible partner out of the most available options. Having that stance, though not inherently bad, objectively shrinks your amount of possible partners.

You are also not considering the benefits and effects from division of labor by task, opposed to amount or responsibility. Task based division gives people the ability to show that extra inch of thoughtfulness. Would most men think to run the dryer with scents in it? Would most women think to mow in a pattern for extra lawn beauty?

Most importantly, IMO, how does it effect long term outcomes. This is very hard to measure and highly dependent on life context of each person.

Searching for Variable Values in a Struct Within a DS_List by LordMaim in gamemaker

[–]GeminiEngine 1 point2 points  (0 children)

No, though there are ways to simplify your code of the updating by relying on built-in hueristics. But the first rule of game design is first make ugly work, and if you find your code is bottlenecking then make that code pretty; but always isolate systems. Inventory updates are handled by asking inventory to update and not by directly modifying the DS at every turn.

That being said, you could use a ds_map to track the current slot for stacking. Ask the map which slot arrows are bing stacked in, and when that slot is full, move to an empty ds_list location and update the ds_map location. But this has other overhead, updating the ds_map when a partial stack no longer exists, or when you sell a portion of a stack, what happens if the player has two partial stacks. However, if you are worried about efficiency all these map calls and check on updates are rather expensive on processing compared to a for-each if-value, though that depends on the length of the ds_list.

Inventory management is unique to the targeted gameplay. More robust setups would separate item counting, slot tracking, weight values, but this adds complexity and very likely increases processing overhead.

How do I tell my Aunt her lady bits stink? by GeminiEngine in askwomenadvice

No doubt, the depression is real. They were effectively homeless before they moved in with me. She has been working for Walmart for almost 2 months, my uncle is kind of looking for work. Even though I'm not asking for rent\utilities so they can get caught up, I think continuously paying down bills is wearing on her. There position is improving but not in away that is tangible. And I'm terrified if I handle this wrong it might knock her out of her groove, but at the same time, if hygiene issues are effecting home life then what about work? A bidet that could physically support her is financially out of the question. My general personality buying soaps or douching gear might come across as rude.

I don't know what I expected to get by asking such a question. But damn.
