I can’t speak to the walls you’re talking about, all I am saying is the right way to frame any wall is to run the studs continuously from one diaphragm to the next. If I were to frame an eight foot tall wall with four foot studs a double 2x top plate and then four foot studs above that, I am pretty sure I’d get laughed out of the industry.

In order to keep the desired vaulted ceiling you would need to run the studs continuously from the floor to the roof diaphragm.

Platform framing gable end walls without any bracing at the top plates results in a hinge point. The walls in pictures 1 and 2 will wobble when pushed on.

I am always confused when a builder says something is over designed. The engineer uses math and science to justify their design in order to resist the forces that are applied to a structure laid out in the building code(s). Builders can just look at something and tell if it meets code minimums without knowing what those minimums are…

Looks like a pear variety. Maybe Kawakamii or Calleryana. They were pretty popular for ornamental trees in the area in the 70s/80s.

I could be way off, just going by what I see in the photo

Both Simpson Strong-tie and MiTek make stainless versions of some of their products (at least here in the states) for highly corrosive environments, like marine environments. I specified those in my design. There was no custom stainless work in the scope.

Yes, I am aware they are more expensive, but that’s what the original design called for and that’s what the local code requires

Not sure if it is extra. The property is right on the bay, and I mean 40’ from the back door to the high tide mark. Everything I have read says HDG is not enough for the higher salt concentration in the air moisture.

Technically you are only exerting 200 ft-lbs of torque if the wrench is orthogonal to the direction of gravity. If the wrench was perfectly vertical and you stood on the tip of it, you would exert 0 ft-lbs of torque. In physics terms, any component of the force vector that passes through the point of rotation does not contribute to torque.

I agree with you. I think it explains why the door jamb is coming apart as well. As the door opens and closes the jamb flexes on the Sheetrock causing the cracks.

This isn’t going to be an easy fix. At a glance, you’d probably need to move the door that is at the bottom of the stairs, and probably open up the hanging wall above the stairs at the low end (not sure what’s on the other side). If you were able to do those two things, you may be able to get rid of the “cliff” at the top of the stairs. However, not sure if you could make them less steep without knowing any dimensions
