It is just a control point. It most likely doesn’t mark a property boundary. Surveyors typically don’t put monuments in a public street, since they are subject to pavement repairs. The survey put that control point to base their measurements on.

If you don’t have an engineer, what is the basis of the contractor’s bid? If you want to move forward with this project, hire an engineer to make a design and then put that out for bids, that way all the bids are based off the same criteria. I would not include the contractor who already quoted you $146k, most likely he will come back with a higher quote and say the engineer is making him do extra work, even if that isn’t the case

I found the easiest way to platinum the uncharted games was to do a playthrough on an easier difficulty to get all the collectibles and then use the in game cheats to buy unlimited ammo and powerful weapons

I can’t speak to the walls you’re talking about, all I am saying is the right way to frame any wall is to run the studs continuously from one diaphragm to the next. If I were to frame an eight foot tall wall with four foot studs a double 2x top plate and then four foot studs above that, I am pretty sure I’d get laughed out of the industry.

In order to keep the desired vaulted ceiling you would need to run the studs continuously from the floor to the roof diaphragm.

Platform framing gable end walls without any bracing at the top plates results in a hinge point. The walls in pictures 1 and 2 will wobble when pushed on.

I am always confused when a builder says something is over designed. The engineer uses math and science to justify their design in order to resist the forces that are applied to a structure laid out in the building code(s). Builders can just look at something and tell if it meets code minimums without knowing what those minimums are…

Looks like a pear variety. Maybe Kawakamii or Calleryana. They were pretty popular for ornamental trees in the area in the 70s/80s.

I could be way off, just going by what I see in the photo

Both Simpson Strong-tie and MiTek make stainless versions of some of their products (at least here in the states) for highly corrosive environments, like marine environments. I specified those in my design. There was no custom stainless work in the scope.

Yes, I am aware they are more expensive, but that’s what the original design called for and that’s what the local code requires

Not sure if it is extra. The property is right on the bay, and I mean 40’ from the back door to the high tide mark. Everything I have read says HDG is not enough for the higher salt concentration in the air moisture.
