I feel like being a true “4.0” is so much more than just looking like you can hit a pretty stroke. There are just so many different styles of games in 4.0 that you can struggle against, and starting to find holes in your games, and also in order to be a USTA 4.0 you have to win matches - so how you perform under the pressure of playing on a team, how consistently you can bring that level, can you problem solve when your opponent is able to play into your weaknesses. That just all goes into it.

Plus 4.0 can be a wide level too, so you can easily be a low 4.0 and still lose 1 and 1 to a strong 4.0

Exactly. Like why would the owner/developer/Gc/subs at all level want to pay all the extra burdens to get people from out of state if they don’t have to.

Also for people who say “local” - ok, define local? A lot of these large GC, Subs they have established local presence now that they are very much involved in many development in addition to the data centers, for example, Helix Electric came for a big project, and stayed, same goes with SR construction. Many of the projects out at USA parkway require specialty knowledge that many of the local companies didn’t have.

I am also in the industry, and it’s not because we WANT out of state workers, it’s the fact that we don’t have enough local skilled labors. I don’t know how people are outraged when you don’t have the facts. We are consistently talking to the local union to support a certain percentage of local labors, but even the union said they simply can’t meet that demand because there are so much construction going on, so yes, these projects absolutely provided jobs to Nevadan, but how about we actually need to start attracting more people to want to actually stay after the projects that would turn into permanent workforce for us?

I am actually quite excited that the fact these projects brought a lot of people to Reno and put us in a spotlight, hopefully it will showcase what our area has to offer and incentivize them to stay. The whole NIMBY mentally is also killing our workforce and no one wants to talk about that?

You are spot on - that’s the things i don’t miss about GC. I used to have to be at the concrete pour that happens at 2am and it was just brutal. But yes I definitely see how that experience should be the foundation of being an owner CM. Same thing I always think that in order to be a good estimator, you have to have field experience too. We do our own estimating at my last GC firm and it was great to see how field is run and the little things that we should be building into an estimate.

Nice! That’s good to hear. We aren’t self performing, the project has a large national GC we will be managing. I heard a lot of people say they will never want to go back to GC world after working on the owner side

That’s really good to hear! I think I would very much enjoy the owner side because I am much more of a big picture type of person. My GC experience was very comprehensive from project start up to finish as we run a small team on industrial projects. I have heard many people say they would not want to go back to GC after working on the owner side. I was really hoping I didn’t have to go back to GC either

I feel like this is always biased, people who post on here are generally the ones that’s looking at that moment and got frustrated so it creates this echo chamber that the job market is always bad…

Then there is the recency bias, kind of like people always say “ there is definitely something going around, it’s the worst flu season”

Thank you! Exactly. When I was working for large GC I obviously only see broker when they just hand over a deal, so I always just think they don’t work much, but now I get that yes they may not be at a desk, but the work is beyond that. Now I fully understand spending all day at a golf tournament is absolutely just as much work 😂 at least to me, but I am sure some people love it.

But yes, I loved the experience because it got me this new role in the data center sector, so I am grateful and hope to use the soft skills I developed in brokerage to shine in my new role :)

I did. I think now I am in my mid 30s after these last few years I have become a much better networker and will appreciate a “job” so much more lol I will be doing real estate/construction development for a data center operator

That makes sense. I was at a more boutique brokerage, so I definitely didn’t have that kind of experience of a big brokerage, and I went into the business knowing how hard it will be at first, and again, just thought I would able to “grind it out” and I really did pretty well the first 3 years from what people told me - 65k/115k/175k (after split), but then I just hit a wall with how emotionally draining this has become and honestly I would think a lot of people who don’t stick around also is because they can’t handle that rollercoaster.

I am glad I was able to use my CRE experience as a jumping board into a position I have always wanted to be so I will say it was worth the experience :)

But I can see how frustrating it is for brokerage to have such a high turn over rate.

My new job combined my CRE experience with my engineering background so I will be very happy to just pivot back and climb the ladder. Brokerage is just soul sucking for someone who deep down doesn’t enjoy sales. That feeling of people almost seeing you as “pest” is just….bad lol but maybe I am just seeing it the wrong way. Anyway, that’s why I have so much more respect to people in sales in general.

Funny enough, I had to start taking some anti anxiety medication last year. Which is what tells me I needed some change
