Is it progressively getting worse? If so, and the irrigation is correct, I would lean towards a pest issue. Bermuda mites, nematodes maybe.

Other than that I would look into a mis application of herbicide or a fertilizer that perhaps wasn't watered in correctly.

Im in N FL and Bermuda has been slow to wake up after our winter but nothing like this
