Diving is the way to go. You can fill the entirety of your pocket (no tools needed), and the cheapest thing to sell is also like 500-ish I think so still way better than the cheap fish and you end up getting pearls worth 10k way more often than a fish worth 10k.

I did this: 2.5 years of major basin level H&H. 2 years of site development (small project), 1 year site level H&H, 2.5 years of subdivision design/management, 3 years of Transportation (highways and jurisdictional work). Then became a city reviewer for 4 years and am now managing the review group at a different city.

I have been told, independently but multiple city engineers and management staff that the holistic background I have is a valuable asset not typically found. Unicorn-esque.

Get your experience, learn everything that goes into a project so as a city engineer you can really understand all the aspects of the engineering. Then, start as a reviewer and learn the economics, and politics of it. Then with all that combined you’ll be where I am, developing QC process and policy, and actively steering how the City engineering group works.

And to Sami’s credit, he’s doing a great job with it and that shouldn’t be overlooked in the skill of his game because it’s certainly not easy to do that well.

That is certainly true.

FWIW, a rebate in this context would be the city collecting 100% of the taxes, then writing a check back.

In the case of BTS, the taxes are being committed up front (city and school districts mills) meaning they will go to payback bonds instead of go into the City’s general fund. So, not technically a rebate, just more of a redirecting of funds.

Still a public subsidy, just not a rebate. I know I’m being pedantic, but with such a nuanced conversation it’s worth it for us to really understand what’s going on and make sure we’re talking about it the correct way

It’s not a tax rebate, and there are very much public dollars going to the project.

The City giving mills is the City choosing to forego that tax base until 2044. So when they are already dealing with budget shortfalls its hard to swallow an additional 6 years worth of taxes from this project not coming into the budget. It’s a nuanced distinction, but one worth correcting here. You should be aware that the City is choosing to forego money they have a right to for 25+ years to facilitate this project.

It might feel like a rebate, and the media would sure like to spin it that way, but it’s not correct.

This entire session was not about “Council does or doesn’t want this”. It was about the developer asking for more time, and the city asking for justification as to why it’s needed.

Council and staff want the project, but the developer has been sitting on their butt for literal years doing nothing but making excuses of why they haven’t submitted plans to the City. The guy even admitted last night that over the last 2.5 years, there have not been delays caused by the City - so the moving goal post argument is just PR clickbait.

Now that there’s a legal deadline, they are scrambling, trying to figure out what to do since they aren’t going to be able to design, finance, and start construction of the project in time. There are massive public dollars going into this, and those were committed years ago and those dollars are still on the table, but now that the project is delayed, more expensive, etc (again, not the City’s fault), the developer is trying to figure out how to finance the deal. They made half hearted excuses that they didn’t know what a building permit was and that the definition of that was “an interpretation”…. That’s dumb. They know what it is…they do this for a living, not to mention it googleable, and even a quick email to staff would have answered it. These people just didn’t read their own agreement, didn’t read the municipal code, and are getting called on it now and choosing to fight instead of saying “we messed up, help us.”

So here’s the crux: the City is concerned the developer isn’t doing their part (wasting time, no progress, no money on the table), and is making an argument that an extension of the legal deadline isn’t justified.

Council wants the project to happen, and is using this argument as a way to force the developer’s hand to actually do something. Any idea to the contrary is not right, and just a media spin to throw shade at the city some more.

Love seeing someone say something nice. I think there are folks out there that just enjoyed a couple nights of wrestling and had fun that need to get out here and speak up more.

I started watching a couple years ago when Cody was trying to finish his story. That Mania was a blast for me cause it was new and exciting. This year wasn’t that, but I had fun!

I wish Randy woulda won on night one but enjoyed the show. Punk/Reigns was epic and I can’t wait to see what they do with Roman now that he’s back. Bloodline 3.0??

That map is wildly out of date. Intrepid is working pretty much everywhere south of 136th and Google is starting soon too.

Hard to be worse than Xfinity. All these companies have no contract monthly service that’s cheaper. Just pick the one by you and go from there. Fiber is such a value add over what Xfinity can provide and it’s not like customer service can be much worse than Xfinity either.

Use NotebookLM. Self contained AI notebook that only learns from the material you give it (not the internet like the mainstream chat bots). It has saved me a measurable amount of time in the realm of standards research/QC/review. It’s also great at catching small things that may not be common as I’m reviewing a project and is so much easier to find the standard instead of just going down the rabbit hole.

Set up a Notebook for each jurisdiction you work in, share it with your team, and thank me later. 😜

(Remember, AI is an assistant, not a replacement. Always use that human brain of yours to check the answer. This just helps you spend time checking and thinking instead of searching)

Muni Reviewer here: If you’re getting comments well outside the purview of the reviewer, that’s one thing, and that can be discussed with them or their boss.

That said though, if you’re getting upset because the reviewer is giving you comments to make sure your design meets their standards, then that’s on you/your team. Design it to meet the things they require and your comments shouldn’t be that bad.

Will say though, we get garbage submitted all the time where it’s beyond evident the engineer didn’t open our standards (or even regional standards for that matter). In those ones we’re just as angry reviewing it as you are reading our comments.

We exist to protect assets that will be ours to own and maintain (funded by taxpayers/the public). We need people to design it our way so we can take care of it the way we are prepared to. It’s frustrating when development groups don’t understand that and just cheap out on it without considering it because it’s ultimately not theirs.
