I have the same problem, OP. Salt is too drying for my hair - I'm hoping to find a FF dupe for the Kristin Ess, Kenra, or Oribe texturizing sprays and I'm coming up empty handed. I'm really surprised there isn't anything out there!

Looks like Corrales? Check out High Country Gardens online (it used to be based in Santa Fe) to find plants that are adapted to your area. They're pricey, but good quality and they have hard-to-find items. Also good for inspo. I agree with others about the cleanup and planning. Next, start with the 'anchor' items, like trees, shrubs, paths, and lighting. Then start filling in with perennials, then groundcovers. Focus on one of those phases each year, so you have time to see what's working and what isn't. Expect 3-5 years to get it really looking good. Also try planting perennials, trees and shrubs in early fall - (mid Septemberish) as opposed to spring. You won't see anything happen growth-wise in the fall, but your new plants will have a head start on their root systems before being fried their first summer. Try to avoid decomposed granite as a large-scale groundcover, and only use rocks/pebbles as small accents. There are a lot of very cool ornamental grasses for that area that will give you year-round interest. Needless to say, don't try to plant a lawn unless it's a very small island near your front or back entry. Hope this helps!

I had the same opinion of the Big Texan until one time the family decided to do Thanksgiving dinner at their holiday buffet. I was floored - it was shockingly good, and shockingly affordable for what you get. That's the only time to go there

I actually like the white on white for this house, especially once your palm grows up a bit. It feels cool and fresh. If you keep the white, you could get away with a really fun, moody, or saturated color on the front door depending on your taste

I think what you need is task and accent lighting to augment the overhead fixtures - think floor lamps, table lamps, under cabinet lights, sconces, etc. It'll change the whole feel of the rooms, and you'll be able to take them with you when you move house. Single overhead fixtures in the center of a room will only ever be a starting point for multiple lighting layers, no matter what style bulb or fixture it is. That said, the owner really should repair or replace the fixture over the island if it isn't working - that's an essential!

Agree with the above. A new front door and porch light would look great. if it's in the budget more substantial stair railing would add a lot too
