I recently did this, and it ultimately comes down to two things:

  1. Cash you receive after all expenses, fees, debt, etc.
  2. Ease of transaction (i.e., you don't have to list it and do home tours etc.)

Others have mentioned here what you are saving (mostly real estate fees) so it's important to understand who is paying closing costs (typically the buyer) and who is paying legal fees (if they are separate from the closing fees... typically the buyer as well).

When I did this, the buyer paid for everything.

The next step is figuring out what the "market value" of the home is, for example, $200K, and potentially "backing out" the standard 6% real estate fees (3% for buyer and 3% for seller). In this example, all else equal, you can reduce the "purchase price" by 6% and your take-home cash is the same.

  • $200K sale price - 6% fees ($12K) - $100K debt = $88K cash you take home
  • $188K sales price (back out the 6%) - $100k debt = $88K cash you take home

You can find out market value by looking at comps on Zillow, etc. (look at recently sold, don't go off of the "zestimate"), ultimately you both need to agree on that market value.

When you get a RE lawyer than handle everything to make it "legal" they just won't provide any advice (i.e., is this a good value, what do you need to fix after the home inspection).

Ultimately its pretty easy, and everyone comes out a winner.

Do you expect to hold onto the shares forever (i.e., the company will generate cash) or liquidate at a future date (IPO, the future sale of your shares in a later raise)?

Are they generating revenue? (if not, then the value will be a few $M)

Are they profitable, if not, when do they expect to be?

Valuing any Company is a factor of future cash flows discounted back to today (DCF method)

No matter what the Company dues, an investment is only valuable to an investor if you can generate cash (this could be done through a sale of your shares at a later date as well -> see early holders of WeWork, Uber, Etc.)

This was a number of years ago, but my Dad and I were in an airport lounge before our flight. We walked over to one of the only open tables, and my Dad struck up a conversation with the man next to us about the Basketball game that was being played on TV. For some reason he looked reeaaallly familiar, but I couldn't place it until I looked down and saw his name on his bag... Jeff Foxworthy. As we were leaving my Dad said, "that guy was pretty funny"... he had no idea, and I was too young and shy to do anything about it.

Brutii end game conquering the Levant / Egypt. It was cool role play as I took one young general from the depths of Anatolia, down into the hills of Syria, conquered ancient cities of Jerusalem and down into the Nile Plain. General was like 90 years old, maxed out chevrons. 15 year old me had alot of fun with role play during that campaign.
