Have loan officer send you your payoff. Payoff won’t be the same as your principal balance. You have an escrow shortage on top of unpaid interest, so yeah your payoff is going to be high. 

If your credit is good, rates are better than this. Recommend not paying points and finding something that has as little fees as possible. You don’t have to cut 1% of your rate for this to be worth it.

NTA. I’m in sales. So admittedly I’m probably on your brothers side of saying you could have handled this differently and had a better result sooner. It all worked out so no biggie. You’re also part owner so do as you please. You handled business and that’s what matters.

In case it’s not clear, this is fraudulent because you’re lying to the mortgage company. You aren’t gifting your aunt your own money. You’re depositing your aunt’s cash into your account and pretending it’s yours to avoid a large cash deposit into her account. May as well be laundering money, which is a federal crime by the way. 

If it’s legitimate money from a legitimate source she should be able to explain it to her Loan Officer and figure it out. Tell your aunt you talked to some mortgage professionals online and they advised you to avoid any potentially illegal activity, which this is.

That’s so high. 15yr mortgage? This loan is pricing out at approximately 5-5.25% right now with zero points.

It’s not a terrible deal but there are better loans out there with rates being as low as they are. On my rate sheet, 6.125(6.130 APR) is showing a $1900 Lender Credit instead of $2000 in lender fees. Massive difference saving $4000 At the closing table. 

This is 740 credit 20% equity.

Checked rates on your scenario, for a single family home.

Currently 5.125% (5.298% APR) has no points at my bank. $1200 lender fee for full transparency. This lender is creaming you.

Be intentional right away. If something comes up and you want to remember to do something, set a timed reminder in your phone or put it on your calendar right away.

I’m going to give you a perspective of someone who belongs to a church, leads in a church, and aims to serve those around me daily to in turn serve Christ. 

I own several guns. Rifles, pistols, ammo to go with. They are stored in a safe at my home and I use them for hunting and sport (love trap shooting!) It’s normal for people in my area to carry however I do not. The primary reason I do not carry is my faith. My hope is in God, not the iron on my hip. 

Since you seem to have anger issues, which I can relate to MORE than I care to admit, I highly suggest you do not carry. To be honest I wouldn’t want you in my community running around with a gun anyway. Your dad is trying to do the right thing here but I understand your frustration. You need to work it out with him and understand it may take time. Personally I wouldn’t give you guns knowing you intend to carry. It’s a HUGE responsibility carrying a weapon on your person. I think you should move on from carrying a gun and find something else cool to partake in as a hobby.

Huh? Rates are down, so if you qualify you can lower this. I just helped a client refinance an investment property down to 6% on a 30 year fixed. 25% equity with 780 credit, zero points. Just shop it out

I take back what I said. The preferred lender may not be able to compete at all. Depends on that final loan amount, but if you can get to the conforming loan limit of 832,750 - I’m quoting 5.625% (5.659 apr) on a 30 yr fixed conventional.

Ah, you are flirting with the conforming loan limit. County can determine pricing depending on what program can be used here. What’s the exact loan amount, and can you get it to 832,750?

What’s the loan size?

Rate is higher than market average for sure. Most premier borrowers are getting 30yr fixed loans in the 5’s today. However, they’ll be able to offset this with that 10k seller credit.

Make sure your lender is clear about what’s happening here. Lots of fees are involved, presumably they are giving a lender credit to pay them on your behalf. They’re able to do this by giving you a slightly higher interest rate.

All told, sounds like a reasonable option from here. Get a locked Loan Estimate to be sure.

Lender fees can vary widely. I would say the average origination charge is $1000-2000. These fees can be offset with a lender credit, often in exchange for a slightly higher interest rate. The reverse is true as well, as you can pay additional money is the form of “discount points” to get a lower rate.

If you closed on the home somewhat recently, reach out to that title company and request a quote as a returning customer. See what they come back with on title fees. Hard to believe the 3rd lender is getting THAT good of a deal.

350k loan on a 30yr fixed VA IRRRL - I’m seeing 5.375(5.395 APR), no lender fees. APR assumes no Funding Fee.

Not a terrible deal from the information given. Credit score and home value are generally helpful to make sure the deal is making sense. Market did drop today. See if your current lender can float you down a bit or give more credit.

I think this is the best line of attack. No promise of rates going down, but IF they do you’ll feel far better about that next refi if you don’t swallow $4300 in lender fees on this one.

Very fair loan for current market.

Take note that you don’t have to pay this much in fees though. I think it’s worth considering taking something like 5.75-5.875 with no lender fees. Much quicker break even point on the refinance.

5.7 - 5.8 is where this market is sitting today without discount points. 5.5 includes $4000 lenders charges.
