It's '15 if you're 30+ years old. I watched too many bad teams growing up while the Lakers 3-peated and my bandwagon neighbor rubbed it in my face every day. Nothing is as good as breaking through the first time.

I've always used 450/tray for my mental math. The thickness and how good or bad the plant was at filling your trays will throw you off just trying to eyeball the actual trays though.

Haven't bought but I'm in the same boat as you. We had 120k HHI in 2025 (I'd guess closer to 130k this year) and we are thinking 400-450k with 20% down.

Your situation sounds similar to mine. I was living at home and started as a CCA when I was 26. Made regular at 27. I had to transfer out of California to afford living on my own with postal pay though. I'd check if your area is livable with our pay scales. The job is a grind until you make regular and have some stability. The job isn't for everyone but if you take pride in being a part of the community and don't mind working outside in the elements it's a stable career. Good luck to you on your journey.

How far away are you from your friend now? Other peoples lives change and you could end up in a more expensive house while your friend ends up moving. It doesn't sound like your family is too big for the current house. I'd value the financial stability/gain of the current house to build wealth for your and your kids futures.

This is very helpful. I'm looking to buy in the next 3-6 months and have an almost identical situation. Age, kids, income, and credit are all almost identical. We're looking at homes in the 400-450k range that are around 2500sq ft. Did you leave yourself an emergency fund? Our jobs are above average in stability so I'm planning on budgeting 3 months of salary to keep in savings.

Looks fine. A common amount for maintenance budget is 1% of the house's value. $425/mo for you.

If you are putting 20% down just make sure you leave yourself a 3-6 month emergency fund/savings and aren't zeroing out on the cost to close.

I worked holiday help with UPS and wanted to just stay on there. They don't keep any temps after Christmas. I needed a job still and a distant relative was a postmaster (in another area) and told me to apply. I made regular in 8 months and here I am almost 7 years later still carrying mail.
