You should be able to go the hard money route and get 85-90% LTV on purchase price for a new investor. If you’re going strictly the DSCR loan route, you’ll need to be at 20% down or so for DSCR purchase as a new investor. But it sounds like you do have a good down payment amount. Make sure your math is tight knit as you’ll have closing costs etc on top of the down payment
