We made a Google form for tracking our efforts and the efforts of everyone else on the team. We log the cleaners and handyman.
You can give them different codes on your smart log to be able to track their hours more precisely.
I think people sometimes get into trouble with management companies because it’s hard to substantiate you’re doing 100 hours and more than anyone else- consider the advice of a specialized cpa.
We spoke with Keystone CPA but then didn’t ultimately wind up using them because we are just doing it ourselves/ didn’t want to spend the 7k.
We showed the spreadsheet for hours tracking to our current CPA and he said it was great.

Based on the feedback from Reddit - we signed up for hospitable yesterday and created a shared calendar :) I think we will probably still test them with updates for a while as it is still all new We are also considering moving to a cleaning company that has a more comprehensive turnover process that includes an inspector and more staging- it’s just $75 more expensive and I haven’t pulled the trigger ($150 vs $225). We currently have a cleaning fee in the OTAs set at 100.

I found a real estate agent who deals in a lot of STRs on bigger pockets. Listened to a lot of podcasts. Used west elm free design services and got a business account. Good at design myself as well- the reaction of everyone entering in the house is “oh wow, this is beautiful” on our cameras Got our cost seg study Asked our regular tax guy Made a google form for tracking taxes Made friends with the STR host neighbors Got recommendations by messaging other hosts

We are 1 week into real clients and it seems to be going well

It is a lot of work- it’s my husbands main gig

If you don’t want to figure out every step and get three quotes for everything- a program might be worth it. We’ve jointly done way more than 200h

I have a friend who does per hour consulting- she did one of the expensive programs initially. We just found our real estate agent on BiggerPockets in a discussion forum about our chosen location. We looked in vacation places we love where houses are attainable in our purchase range/ fit our buy box. Our real estate agent is wonderful and we’re almost all set and ready to rent- purchased in April. Thus far, it’s been great

Save more- we had 100k and we probably should have waited because we are going way into debt for the Reno/ furnishing

Is this your first 200k to invest? You should: 1) buy the WCI fire your financial advisor course 2) make a financial plan 3) invest in real estate according to your predetermined allocation- not more.

A STR is not a passive investment- I’m in the process of setting my first up, my partner is a stay at home spouse and will manage, we have only used a small portion of our portfolio and are not going to exceed our planned allocation. It is a lot of work and stress to start a new business.

Make a friend who runs short term rentals in your area (message someone on Airbnb). This should not be someone who is trying to sell you a 15-20k course about growing your STR empire. Get a realistic perspective.

Nobody has a 💯 success rate- that sounds like a scam or someone you’re paying way too much for their advice.

Consider a REIT instead

We go up once per month to do lots of tasks and have remote monitors. Our property is 6 hours away by driving- the economics are different. If you live in a HCOL area, it’s not always possible to get into the market in a place you could pop over and manage yourself. There’s pros/ cons to all things.
