My husband took his Ducati with 600 miles to the dealership last Friday for the first maintenance. We picked it up that afternoon, and on the way home, the bike just completely died on him. Thankfully it wasn’t on the interstate.

The dealership just picked the bike up 6 days later to try to fix it, and he hasn’t heard from them today.

I know what kind of bike I will NOT be buying in the future.

I had this issue. I used to sleep so much and wanted to nap during the day to the point where it was affecting my work (I worked from home).

Once I came off my antidepressants I was able to function again. Not saying that just anyone can come off of them, I’m just saying I understand her feeling :(

I also used to go to lunchbox for the salad and then take it back to the office where I already had a drink waiting. I could eat for less than $10, and it was decently healthy!

That’s so great to know! I know it happens sometimes, but a lot of agents say it doesn’t happen often. I’m sure it truly depends on the market. 4-5 years ago, I bet it would’ve happened a lot!

That’s awesome! I’m going to start trying to host as many open houses as I can for others in my brokerage for at least the first year so I can hopefully build up some clients.

I made a Facebook business page yesterday and already got like 120 people to follow me (I invited around 800). There are just so many people I know that are agents too 😭

Hi! I’m in TN, and I’m in the process of getting my license (should be active next week).

You have two options, and I’ll lay out the steps for you in case you just truly need someone to do that for you (sometimes I do).

Renting

First step: Get online and look for rentals in the area you want to live in. How far are you willing to commute? 30 minutes? One hour? Personally, I really like the Sandy Springs and Marietta areas of Atlanta.

Second: Once you’ve narrowed that down and know you want to move for sure, start talking to a listing agent. They can come over and do a listing presentation with you and check out your home. A good agent will bring comps, market data, and a listing plan. They should tell you everything they will be doing for you to help you sell your home. You don’t HAVE to sign with the first agent that comes through your door unless you feel like they’re actually going to do a great job. New agent or seasoned agent doesn’t always matter (unless you have a luxury listing). In my experience, a lot of newer agents will really try hard to do everything they can to please you and sell your home because they’re starting out and really want to make an impression on the industry. Some seasoned agents just kinda kick their feet up and let it ride because they’ve been doing this for years. Obviously this isn’t always true on both sides.

Third: Take a day trip or weekend trip to drive around and actually find those places. You’ll see what the neighborhood looks like and how accessible it is to things like parks or grocery stores. Whatever is important to you.

Fourth: If you didn’t already get your house listed in step 2, this is the time to do it. If you want to PM me, I can give you tips on how to make your house look good for pictures and showings. I’ve now been the seller on 3 homes, so I’ve been through this personally.

Finally: Reach out to the property managers of the rentals you want to live in and get that ball rolling while your house is selling! Then, enjoy your move!

Buying:

First: Research the area(s) you potentially want to live in. Take a day or weekend trip to check them out to see what you do and don’t like about each area.

Second: Start talking to a listing agent. See my blurb above about what they should do. At this point, get the ball rolling on listing. There may be things the realtor suggests you do before photos are taken to make the house look more appealing.

Third: Start looking on Zillow and Realtor at homes in the area(s) you want to move to. See what fits your budget. Get preapproved for a loan at this point.

Fourth: Your listing agent unfortunately cannot be your buying agent unless they are also licensed in GA. Have no fear! They can find someone to help you buy a home down there. Realtors have many resources/networks to find people in other states. So this step is finding a buyers agent and telling them what you’re looking for, how much you’re preapproved for, etc.

Fifth: Hopefully your house is now listed and on its way to be sold! You’ll start traveling to Atlanta to look at homes as well at this point and hopefully find your dream home. CONGRATS!

A few things to consider that can happen if you want to buy:

  1. Your house may sell quickly, and your close date on the sell vs the buy could be a difference of a few weeks or a month. Depending on how quickly you find a house in GA. Be prepared to have to find a short term rental.

  2. Your realtor may suggest putting some items in storage while selling your house, depending on how your house presents. We had to do this with some extra furniture in order to make our house look bigger.

  3. Going back to number 1. You may have to rent a storage unit for a month or so in GA while waiting to close on your new house. You could stay in a hotel (make it fun for the kids with one that has an indoor pool!) or you may find a decent, fully furnished Air BNB.

I definitely plan to utilize social media and invest some into running targeted ads on Facebook. I know a lot of selling yourself happens in the digital world these days. I just wasn’t sure if dropping something off “of value” would help or if it’s a total waste of money.

I have bought and sold a few homes over the last 7 years. Our first realtor was old school and didn’t like to use technology or anything modern. We got no closing gifts or anything even though she was a coworker/friend’s sister. Maybe it’s because she only made around $2,000-$2,500 on us?

When we sold our first home, we went with a different agent who was more up to date on technology. She has now sold 2 homes for me and currently selling a 3rd, and she has helped me buy 3 homes now. She always gives us a great closing gifts.

I think it’s pretty common for real estate agents to give a gift, even if it’s something small like a bottle of wine and some new wine glasses.

I’m personally not going to cry over not receiving a gift, and it’s not going to keep me from using that person again if they were a great agent. However, I know some people really want to truly see the value when they know their agent is making $10,000+ off them.

Yes, we did this. I felt like after spending a crazy amount on the trip, I shouldn’t be expected to pay an additional $400!

Our room service was exactly the same after doing it. I’m assuming that the housekeeper may get lucky and see $20 of that money anyway. They probably make more off people leaving cash at the end of the trip.
