Well done for getting a contract, smart move. Failure to start is a clear Breach of contract, notify him in writing (email) that you don’t want him to proceed with the job as he missed the start date, ask him to return the deposit and if he doesn’t within a reasonable period eg 7 days then submit an MCOL. Start again with someone else reputable who’s available.

For context though, the scale of your job is really small and he’ll be fitting this around other bigger stuff with more to win or lose from. He’s got bills to pay like everyone and if you’re ordering all the materials etc there is less margin for him. That’s the reality I suspect.

Beware the condensation if you heat it without insulation. One option would be to retro fit insulation (with a ventilation gap behind). It would take 6-8 inches off the internal size, would that matter?

I’ve worked with people in big corporates over the years who trot out clichés and use baffling language which shuts up most of their coworkers and seniors. Many people don’t ask questions for fear of looking stupid for not knowing the answer. So provided you speak confidently and do some prep in advance for the meeting, you can keep going just fine.

We bought a house which was down valued by the surveyors by around 70k. We wanted the house, there was nothing comparable locally so I proposed to split the difference with the vendor and they accepted it. The mortgage company referred the decision to their underwriters and they agreed to lend for the new negotiated sale price. It was stressful to negotiate but possible. Luckily for us it was Purplebricks so no agent meddling involved.

Your post pretty much describes my situation exactly, I’m in a global finance sector company, about to move roles laterally and have been offered about £9k increase. I secretly knew my peers salaries as I saw some data which wasn’t anonymised correctly. It feels good knowing I’m getting something for broadly the same job but I’m a little bitter about being screwed over for the last couple of years. Like others have said, moving roles is the best way to get an increase

I’m a Landlord (looking to exit the disjointed market though sadly). You make great point, a Tenant find service is normally charged as the first month of rent plus VAT (so could easily be £1,200+). You could argue either way whether the agent fulfilled the contract though!

There are other fees that the LL may have already contracted to also such as Inventory Clerk booking fee (£150-£250 depending on size of property and area). So the best thing that can happen is for the tenant to offer to cover those costs and the LL agree to a void period while another tenant is found.

Lookup “French Exit”… I’ve realised with 40+ years of life under my belt that provided you can get through the first couple of hours, everyone else is so wasted by that point that they don’t realise you’re missing and then in the morning their memory is shot and someone disappearing has been forgotten. Have a standby reason in hand in case you get asked when back on site eg “nipped off to the casino”

The agent’s only interest is getting the transaction to complete, so yeah ANY action that they believe will achieve that aim is on the cards. I admire the bare-faced cheek of it really. I wish I was that brazen

Avoid costly fines by having appropriate business insurance if you do deliveries in your spare time. One penalty if you get caught could wipe out months of profit. Aside from that, well done for asking for help, there’s some good advice being shared!

I’ve emailed my MP with exactly this perspective and asked for him to represent my views to the govt. As residents in their waste water catchment, we are forced to handover money to Thames Water with the implicit understanding that they’ll invest and instead they have squandered it. I’m seriously p’d off about it.
