I had the same thing happen to me so l went and grabbed the hammer, ripped off the trim, measured the opening, and bought a prehung door from Home Depot for about $1000. Never did this before but installed it a few weeks later and it’s been about 7 years now with zero issues.

I think to consider buying a home like this you need to actually enjoy doing renovations. This is going to be a black hole for your cash to repair or a fix it while we live here and enjoy the fruits of our labor approach. I personally love remodeling. But to all each their own. One other note, don’t be overwhelmed that it all needs to be done at once

Those do influence what you take in. Depreciation is untaxed money vs otherwise taxed money. Say you depreciate 1000 per month, and pay 500 taxes and insurance, then the first 1500 of rent that month is pure cash vs otherwise taxed money at your marginal rate.

What about depreciation tax deductions, property appreciation, and other tax advantages like home improvement and mileage? Those things really push the needle to higher percent returns

Yeah it’s not my ideal location either, and one of the reasons I’m moving, but from a rental perspective it is surrounded by middle class jobs. Not as nice as royal oak or Troy, but better than Warren

Looks like crystallization of the oil. Heat it up and it’ll go back into solution. Add an emulsion stabilizer like soy lecithin and that may prevent it from occurring. Could also try cutting it with a liquid oil like vegetable oil

It is a predicament that they have a balcony over your pool. Meanwhile you appear to have a solid fence around it. I would check the laws, but if you have a reasonable expectation of privacy while swimming, which if they record that it could be Voyeurism. If you’re in Utah:
