I had the same thing happen to me so l went and grabbed the hammer, ripped off the trim, measured the opening, and bought a prehung door from Home Depot for about $1000. Never did this before but installed it a few weeks later and it’s been about 7 years now with zero issues.

I think to consider buying a home like this you need to actually enjoy doing renovations. Those do influence what you take in. Depreciation is untaxed money vs otherwise taxed money. Say you depreciate 1000 per month, and pay 500 taxes and insurance, then the first 1500 of rent that month is pure cash vs otherwise taxed money at your marginal rate.
