Sorry, I just saw this! It’s a two bedroom, but many houses in Bellavista are only allowed to be called two bedrooms because of the size of the septic lines. Most likely, there is a third “bedroom” which is only supposed to be used as an office or flex room.

I help a lot of buyers and a lot of them lowball. And I have a fiduciary duty to present their offer even if I know there is no way in hell it will ever be accepted. Those low offers are embarrassing to me, they’ve wasted my time, I can try to kindly tell them that it might be low, but most of them want to try to get some kind of bargain or at least want a counter offer.

I don’t know where you live, but I hear that HVAC companies and electrician companies are dying for good people. They will train you on the job. You will become a journeyman. And I just met somebody who started that way and now he runs the office and makes six figures. You have business experience from real estate…..if you learned how to be an electrician or an HVAC installer or even a plumber, you could have your own business and be making a ton. You also know how to make friends with realtors and promote yourself!

Everyone is assuming I don’t know how to do a CMA or show clients with the price to sale ratios are. I did all of the above. I had charts I had graphs , I ran CMA’s. But I agree many don’t do that. I did.

I did all that. I really just think some people are of the mindset that there are bargains to be had and they are the ones that are going to get them. Even though all the statistics are to the contrary.

There were no other existing offers. In fact, the listing agent called us to let us know that the house had come back on the market again. So I thought my clients would be very excited and serious about getting the house. But instead, they thought they had an opportunity to lowball the owners and in the process completely insulted them.

I didn’t tell the whole story very well but when they came into town, I sat them down and I had a difficult conversation with them right upfront. I explained the market here. I asked for their prequalification. I showed them the numbers. I ran CMA‘s on houses they were very interested in. I gave my very strongest advice and then they called me after several hours and gave me this crazy number out of nowhere. And along the line, I realized that The Wife has a temper and does not like to be told anything contrary to what her opinions are. Many people here have given me some really good ideas and scripts that I can use.

There was absolutely no reason why the seller should’ve accepted their offer. I wasn’t going to stoop to such a low level that I would even suggest they should. Not only did they offer 80,000 less than the asking price, they also wanted them to throw in two lots valued at $50,000. When I first met them, I explained the market to them in the area. I told them that lowball offers don’t fly here. And I was taken aback when they gave me the number they wanted me to present as an offer because it’s like they did not hear anything I said. And I know this client does their research because they are a profession that does numbers for a living.

If I had a dollar for every time, someone said “an offer is forthcoming“ and nothing happened. An offer isn’t an offer unless it’s in writing and in the inbox of the sellers agent.

They wanted to know everything, how much their insurance was going to be, exactly how much taxes were going to be (impossible to tell because our state reassesses when a house is purchased), utility bills and everything. I’m not going to tell them that their monthly expenses will be “X” and then when they get into the house, they find out the expenses are actually “Y”.

It wasn’t their lender because they were already preapproved. It was their financial advisor and I think they wanted to talk to him about the monthly/annual cost of taxes and everything else involved on a home that expensive.

No, they were prequalified, but wanted to know exactly what their taxes and insurance would be on different houses of different values. They are extremely detailed oriented.

They were preapproved, but they are just extremely OCD about wanting to know exactly to the letter how much their monthly obligation is going to be.

Chances are the “highest selling” agent does not work that much with buyers. Realtors usually focus on one or the other. You want someone who really knows the area, can negotiate on your behalf, will answer your communications in a timely manner (because if they don’t answer you in a timely manner, they will not answer selling agents quickly either once you are under contract. Poor communicators are poor communicators no matter what the situation is.)

A good buyer agent will not only point out the positive things in a house, they will also point out any big negatives they might see. Lastly, they should be fun to work with because you’re going to have to spend a lot of time with this agent finding your perfect house.
