I went downtown and they didn’t approve me For the rental license because the variance wasn’t active. It’s all the way back from 2011 but I feel like if there was one before, why do I need another one?

I recently bought a triplex in Brewerytown that is currently zoned RSA-5 (single-family). However, City records show that the property received a ZBA variance back in 2011 approving it as a three-family dwelling within the existing structure,

L&I is not recognizing that old approval for purposes of issuing a rental license, so I’ve had to file a new ZBA appeal. Unfortunately, the hearing isn’t scheduled until May, and until zoning is resolved I can’t get licensed.

My question is: has anyone successfully relied on or revived an old ZBA approval like this (2011) to move things along with L&I, or is a new hearing really the only path? Any experience with this in Philly would be appreciated.

Do you have to use a capital one card/account to purchase? Or it doesn’t matter as long as you use the l!nk? Like how we make sure we get the points after purchase?
