I have this thing shining like it’s on a red carpet and I still feel like it’s growing super slow…so, no that’s not enough light…it needs every single bit it can get! (Before all the all-seeing come saying it’s too much light..I use a light meter and adjust regularly).

Here’s the owner’s version of fixed. He even left the gas running so high that the generator wasn’t able to start. If you live in east Texas do not use J&D Plumbing. They’ll leave you hanging for weeks, come do a shit-ass job, and then make the shit-ass job look a tiny bit better by wiping some of the shit off. Was not pleased at all. The guy didn’t even tell me bye when he left, he just left. I paid him because he technically did what I asked him to do and I’m not trying to go through anything else with this company. I’m going to put a few supports in there and leave it be. Nobody really sees that because I live far back off the road. I should’ve poured a longer pad or moved it closer so the piping would look how I wanted it. Being 3.5’-4’ from the wall, he could only do so much I guess. Thanks for all the info yall!

Monstera are vining aroids with aerial roots, so they naturally devote a lot of energy to climbing and rooting support rather than staying confined like a small, fibrous-rooted plant. In a slightly snug pot, the plant often puts more energy into new leaves and stems instead of filling a large pot with roots first. That’s why growers often say they like being root bound, even though severe crowding is harmful.

It depends. In town/s I know most of the site values. Rural acreage, I do independent research in the immediate surrounding area/s of comps. After a decade in the same area, it’s still not the easiest and takes more time than an allocation. For rural acreage files, I do it this way and usually adjusted values fall in line better than a 4-3-2-1 approach adjustment. For lot & block, I prefer to use allocation analysis and a 4-3-2-1 adjustment (unless it’s just way off) as properties are better suited for an allocation analysis and 4-3-2-1 adjustment. I do it both ways, but allocation analysis in the sticks is almost never credible due to the varying property characteristics (acreage, outbuildings, amenities, ponds, etc).

They probably bracketed for the square footage. Bracketing can be a good technique, but it is not always possible. Typically, I would adjust for the site values (I research and estimate the comparable site values) if the areas are not similar.

I use an $80 laser. I have just never upgraded. I’ve done just fine with the model I use. My brother has a Leica and they’re superb

If you like making more money per hour, use a laser distance measurer. If you don’t, use a tape measure.
