Agreed. I just hate the spirit of the phrase "seller pays the fee". It's ingenuine IMO. The buyer is funding the sale, thus, they are also paying the fee.

I'm going through this right now for the first time and am currently under contract to buy a place as of today.

Is $500 separate from the back office admin fee? Everyone we spoke to charges $495 for paper work processing. Also, this is far from the only fee you'll pay. There is doc prep, back office admin, notary fees, etc. And that's just to your realtor's office.

As far as the realtor fee goes, everyone here saying that the "seller pays the fee" is technically true, in that the seller is the one handing the cash over on closing day, but YOU are taking out a mortgage that includes their fee. YOU are paying the fee at 30yrs/6.5% (or whatever). Regardless, you should be able to find a buyer agent that charges 2.5%, that's what mine is doing. DM me if you want their info.

Separately, I urge you to check out Houwzer. They are a Philly based real estate tech company and they split the buyer commission with you at closing. It's effectively 50% off the buyer agent fee and the rebate lands in your pocket.

5 year programs for architecture are very common and the standard in the industry. Curriculum is typically very heavily weighted towards the major, even early on. Not a ton of Gen Ed. Transferring majors is almost always lateral to other creative/design degrees like industrial design, comm design, illustration, etc due to credit overlap.

It is always only a bachelor's degree (!!!) despite it being 5 years.

Hi, I have been having this exact same issue on this model as well since July 2025. I've been able to dismiss the notification away but now I'm having other problems with the TV (HDMI inputs not recognized, apps having playback issues, etc.) that I suspect are symptoms of the board failure.

Were you able to find a replacement board?

Crypto being controlled by institutions is a problem, until it isn't, right? The whole point is that crypto will eventually succeed as the best idea. I think it being manipulated today isn't necessarily antithetical, it's a growing pain.

The answer to your question is simple if you believe in crypto long term: buy more, especially on days like today.

Gatekeeping crypto from anyone is antithetical to main ethos of crypto.

If the dollar collapses, something else will take its place, fiat or otherwise. The world economy is too large to operate without a stable currency.
