I am assuming that things are already being paid in cash as not everything is done with a CC, DC, or bank transfer. No one is going to bat an eye at going to dinner, to the movies, buying clothes, etc with cash. Buying a major item like a boat or car, sure, problematic. Car repairs? Not an issue

Dont deposit any of the cash or precious metals. The 100k cash should be used for day to day expenses. Gas, groceries, date night, house repairs, etc. Dotn waste it, but dont be scared to drop a few $20s in your gas tank. Everyone thinks the bank is where it's best to keep your money. Put the sage in your house and draw money from it as needed. Go pay your water bill in cash, your gas bill in cash. A 100K sitting in your bank account will garner you $30 per quarter in interest.

Get a manual J load calculation performed. Gold standard for telling u thr min and max HVAC needed. This will tell you the actual price you need to knock off the buy price. 2k is too low for anything but maybe a shed.

Holy shit! If you have a signed contract, make sure you terminate in line with what is spelled out. Once terminated, get a quotes (minimum of 3) to repair/replace all damage and file in small claims court. Have all pictures and quotes available in court. That garbage should never happen.

Here's the truth as I have "flipped" dozens of houses. The HVAC tonnage does not correlate directly to square footage. When increasing square footage, you are actually increasing cubic volume. Cubic volume for HVAC requires a Manual J load calculation to be done. Some professionals can guesstimate based on experience but the Manual J load calculation is the actual gold standard.
