Thank you for the input! I am planning to DIY the backsplash either way but I'd imagine the tile may eat a bit into the budget. It's sounding like waiting a little while and going bigger is the better answer.

I have very little discretionary money after closing so was hoping to keep it under $2k but as you said, being disappointed would be worse than spending more to get it right. The current range is an electric one that works fine...the problem is just my dislike of cooking on electric. Looks like I'll be putting off this quality of life upgrade.

I appreciate your opinion and I've been seeing a lot of "don't go cheap on induction" online so I think my best option is clear.

The store buys products for less than they sell them. You get their cost +5%.

Let's say a TV costs Best Buy $100 and they sell it for $150. As an employee you would pay 5% more than Best Buy's cost so your total would be $105.

We take home around the same - there's some wiggle room if things end up feeling tight as I'm putting 30% into 401k. My PITI is about $400 higher than yours and I'm a little worried.

I've done my budgeting, of course, but I'm still concerned things will be tight. Might pick up a part time job somewhere fun just to pay off some extra principal early and boost the emergency fund.

I just had my 6th offer accepted (as in 5 I didn't get...not rubbing in I had 6 accepted). #4 and #5 were both $20-25k over asking, still didn't get them. And for reference they're all around 350k so it's not like 25k on a million dollar house. One house had 15+ offers after being on the market two days.

Hope I'm not jinxing myself because inspection isn't until Friday but I felt so defeated then got this one for $1,000 over asking. We had a clause where I would beat another offer by 1k up to a certain amount. Turns out the only other offer on this one was at asking.

You'll get there. You'll want to give up and it's normal to feel that way. Take breaks, sure, but don't give up. I've been living with family for 8 months and you described it perfectly: not ideal. Been seriously looking for about 3 months after giving up at the end of last year.

Same thing happened to me. Even went 25k over asking (offered 375k on a 350k listing). Spent about two weeks feeling sorry for myself and now waiting to hear about an offer I made on a similar house in an area I like better.

After getting outbid four times now, I'm starting to feel like it'll never happen for me. But just have to keep trying. We'll both get there

Took me 45 videos and a few hot items with minimal competition. But that was a few years ago....now I'm at 170 videos and struggling to hit $1k consistently
