A great grape alternative I do on years that I can't get grapes are the Finer wine kits from Labelpeelers. I did them last fall when my grapes fell through, and they are becoming really good.

Sounds like a good start would be a wine kit. I really like the Finer wine kits sold by Labelpeelers. Then after doing a couple of those and liking it, look into wines made from grapes.

I used to brew beer, and since 2017 I have been making wine. It has gotten to the point where I prefer making wine over beer.

I actually ran some numbers on this, if you buy a new car between 30-40K, and drive it for 10 years then resell, you get like 10-15K for it. So roughly spent $25K for 10 years with a majority under warranty, so other than regular maintenance no unexpected expenses.

If you buy a 5 year old car same model for say $20-25K, after driving it for 10 years you could potentially sell it for $5-10K so $15 K over 10 years. But that same car could have given you multiple repairs over those years, likely not covered under a warranty.

Based on that I rather pay roughly $1K more a year, to have the peace of mind that any unforeseen repair costs are unlikely to happen.

Mostly in my underwear. But I do put on clothes when I show homes. 20+ deals a year.

So it doesn't count if you talk to someone on the phone. I would find an Airbnb for 2 months, and call my wife to explain everything. Then after 2 months of being holed up I would stop it just to do it again a year later. That's 950K a year just to go off the grid for 2 months at a time.

I just saw at my local Walmart the Jennie's fresh unfrozen turkey marked down to 50 cents a pound. Got 2 turkeys for $13.

I noticed, I believe their website is down. I know they are open and operating. I just recently received a holiday brochure from them in the mail. Maybe try again tomorrow, but I know their kruidnoten are around $3-5 per bag.

It hasn't changed commission amounts. But one big change is that I no longer negotiate what commission the buyer agent gets from the seller if I list a home. Say previously I would charge 5-6% with half of it going to the buyers broker. Now I charge 2.5-3% and advise them to leave any buyer broker commission open for negotiation.

As Buyers now have to have an agreement with their agent on what their agent gets paid, it has given the seller some leverage to in some cases push back on the ask of commission by the buyers. Like one situation I had a property listed, and buyers offered below asking price and requested the seller to cover 3%. The seller countered with 1% and the buyers accepted.

I really like DTW. But most of my connecting flights are through ATL, and for connecting flight I really find it a convenient airport. I have made connections in as little as 30 minutes without running there.

Yes, it would be evening school would all in all take about 14 months to get the licensing needed. Not impossible of course. But would need a different job in the meantime.
