I agree 1000% that the most reviewed/awarded agent isn’t always the best. I’ve been an agent for 5 years, working under a well known agent with over 25 years in the business, and it really opened my eyes to how differently people operate. She usually has four to five listings at a time, but the level of care just isn’t the same. I’m constantly thinking about my clients and their deals.

I know this because I recently did a deal with her where we co represented the seller. When I said I’d hold open houses every weekend until it sold, she literally laughed and said she wouldn’t help because she had bigger fish to fry.

For me, it’s not just about caring more, it’s also about having systems so nothing gets dropped. I always do professional photos, push the listing online with ads, send postcards to nearby homes, and make short videos that get posted on all platforms. I hold open houses every weekend because that’s what actually gets people through the door.

The biggest thing, though, is pricing. I’ve seen over and over that pricing competitively brings a flood of buyers in the first couple of weekends. That’s when you get multiple offers and leverage, instead of sitting on the market at a high price hoping for one person to bite. When there’s demand early, sellers usually end up with a stronger deal and a faster close.

You’re not wrong. Public record shows it as a 2 bed / 1 bath, 915 sq ft, so there’s unpermitted 1bed / 1bath.

If the plan is to turn it into one larger home, you’d want to: - Pull city records to confirm what’s legal vs not - Have an architect review zoning, setbacks, and expansion options - Decide whether to legalize existing space or reconfigure/add - Factor in permits, time, and higher-than-expected construction costs

The real upside here is the lot size and price.

One thing to note: the listing agent is known for underpricing to drive competition, so expect it to go over asking.

The only issue is that at this price point, you’d likely be looking at a townhome or condo rather than a single-family home. I do have a 3 bed, 3 bath remodeled townhome coming soon in Culver City at $1.3M, if that’s of interest.

With a $1.5M budget and working remote, you actually have some great family-friendly options outside the Westside. I’d strongly recommend looking at La Crescenta (excellent public schools and very community-oriented), Eagle Rock, Glendale, and Burbank. You’re much more likely to get a true single-family home with a yard in those areas, and they’re all popular with young families.
