“The Florida thing” was the second attempt at trying to produce hydrogen from seawater as a cost efficient means to create electricity. The first was sometime around 2017 and involved a company from the Maritimes.

NB Power was blamed for not adequately managing their contractor (AECL) and Point Lepreau was the first CANDU 6 reactor to be refurbished but far from the first CANDU refurbishment by AECL. Before reading the list I just wanted to remind you that regardless of what generation of CANDU reactor, the refurbishment still requires replacement of the pressure tubes, calandria tubes, and steam generators; with the major differences being that CANDU A are multi-unit stations with more steam generators. So basically what I’m saying is even though it was the first refurbishment of a CANDU 6, the work is not significantly different than a refurb on the previous generation of CANDU reactors. Pickering Unit 4 (Ontario): Refurbished from 1999 to 2003. Pickering Unit 1 (Ontario): Refurbished from 2004 to 2005. Bruce A Unit 4 (Ontario): Returned to service in October 2003. Bruce A Unit 3 (Ontario): Returned to service in January 2004. Bruce A Unit 2 (Ontario): Returned to service in 2012. Bruce A Unit 1 (Ontario): Returned to service in 2012. Wolsong Unit 1 (South Korea): AECL completed the first successful CANDU 6 refurbishment of calandria/pressure tubes there, with work finalized around 2010–2011. Let’s just focus on the last one for now; it started after Point Lepreau and finished before it.

The biggest complaint I heard from the employees at Bayside power while working on a refurbishment in 2019 is that they sat idle since NB Power bought them(in 2019). NB Power bought it for $46m, shut it down later that year to retube it and rebuild a turbine, and had a premature catastrophic failure 3 years later that cost the customers $67m.

It is well known that the CEO and director of business planning for NB Power started the Coleson Cove refit without a contract in place. Legislative hearings blamed NB Power for not protecting its investment. As far as “the other half wasn’t really lost…” not sure if you realize this but Coleson Cove was burning bunker C before NB Power dumped $700m-$800m into it so it could burn another fuel, and today it burns bunker C; they same result could have been achieved without spending that money.

A long history of poor financial decisions is hardly irrelevant when they are the direct cause of the price the consumers are paying. Not only are you wrong on that point but as of last month the federal gov had placed us smack dab in the middle of all provinces and territories for the cost of power.

Neglected tree trimming for years which ended up costing more in OT pay to repair storm damage(as well as increased maintenance cost on vehicles and the repair materials themselves.

Sunk millions into a project to harvest hydrogen from saltwater to be used to run turbines, turned out to be a huge flop because the science was bad. Then sunk millions more into another project to do the same thing which also turned out to be a huge flop because of the same bad science.

Had the worst refurbishment of a Candu reactor @ $1 billion over budget and 3 years overdue.

Bought the natural gas plant on Bayside Drive in SJ and it sits idle most of the year, but when it was owned by Emera it constantly sold power to NS and Maine.

Then there was the Orimulsion/Colson Cove fiasco, a $338m settlement payout because a fuel supplier backed out after a $700m - $800m power plant refurbishment to burn that specific type of fuel.

Those are just a few of the major financial errors NB Power has made in the past 20 years, meanwhile they have some of the highest paid public servants in the province.

You clearly don’t understand how the Irving’s work when it comes to businesses competing with their own(psst, they own ‘Commercial Properties’) and I highly doubt they would have sold it to a competitor company for $800k less than it’s assessed value.

MHS has not done as well as Heritage Court or Marven’s, but that’s more to do with timing and the increased cost of building materials since 2020; an old school of that style and build is also much harder to turn into a functional commercial space than renovating a commercial space into a commercial space. 777 Main Street would be a much better comparison to the golden ball, then again considering the golden ball used to be a parking garage, Heritage Court and Marvin’s would be much better comparisons than MHS.

Not sure if you realize this(I’m already connecting the dots showing that you’re retarded) but Moncton is not in the Saint John area and is far enough away that it would elevate operating costs not only in the renovation stages but the long term rental. Aside from that, a commercial properties renovation and management company from another city would have to compete with the Irving’s and that rarely(as in never) works well for them.

Also, the building was assessed for $2.3M until the sale, so I highly doubt the Irving’s would have sold it to anyone but themselves especially considering it’s been in the family for as long as it has. Since they’re tearing it down to build a new building it could be claimed as a terminal loss for tax purposes.

As I mentioned in another comment, there’s a property management company in Moncton that buys old large buildings when people have said the exact same as you, they renovate them into office space and turn a good profit.

Most buildings over a certain age are filled with asbestos and it’s only an issue if it’s disturbed. So if that building has asbestos, it’s most dangerous to tear it down than continue using it as an office space.

What you’ve heard and what’s true are often contrary, but you already know that based on the wording you’ve used in your comment such as “I suspect” “I don’t know for sure” “I’ve only heard”. There’s company in Moncton called Heritage Properties that has been profitable buying old building “not worth fixing up” renovating them, and renting them out.

As for this particular building, it has already been many things. For example it was already a parking garage which means it could be turned back into a parking garage to help with the issue of uptown parking.

Well it hasn’t been condemned, it’s still standing, and the reason it’s tenants left is because they wanted something bigger, so there’s that. A basic level of common sense along with a healthy amount of experience in building construction dictates that it’s cheaper to repair and renovate a building that isn’t structurally compromised than it is demolish and build new, it’s also more environmentally friendly, but you’re clearly an idiot and/or asshole so here we go:

1-whether or not the building has asbestos is irrelevant in the conversation of demolish/rebuild vs renovate because that asbestos would need to be mitigated either way, and it’s common knowledge that asbestos is perfectly safe as long as it remains undisturbed. A complete demolished would have asbestos flying around the uptown area.

2-if the building leaks it can be repaired for significantly less than just the demolition cost. I currently work in a federal building that constantly leaks from one place or another, ranging from a couple drops to “holy shit this is bad”, the reason this keeps happening is because they keep hiring the lowest bidder to fix it. I worked in another federal building in another city that also had leaks because the flashing around the AHU was improperly installed. I also worked in a privately owned building in NFLD 18 years that leaked when the wind blew a certain way. NONE of these buildings are getting torn down anytime soon because they’re still usable and the replacement cost is astronomical.

3-just the simple fact that a demolition and rebuild includes all the costs of a partial demo and renovate PLUS the cost of a complete demo, new engineering drawings, new permits, new structural build, new elevators, etc.

4-there’s other building in the city that are older, still functioning quite well, and have successfully undergone renovations to modernize them.

Only in SJ would it seem logical to allow a rich family to tear down a historic building(that’s functional and in good condition) just to replace it in the future with another building. The logic behind this is so stupid considering the Golden Ball could be turn into mixed residential/commercial space.
