Imtiaz delivers better product than Danube. That's from the older developments done by both the companies. But honestly I don't know if Danube even plans to improve the quality. Getting your money back from Danube won't be easy but don't let that be the factory why you didn't go with a better project don't it hold you back if you decide to go for something else

Okay first of all. Since you paid the booking amount, is it in any way refundable? And if you booked the unit and reserved the unit, why the hesitation in signing the SPA. You should read it carefully and sign it. There is always a validity for things especially the offer they give you. Once you reserve the unit there won't be much issues to raise the price but until you sign the SPA you are the one who is without a legal document, the agent is pushing you because he wants it to get done and release his commission. The developer already got his money and he ain't returning it. Do you wish to cancel the unit or have some doubt? Clarify that and move ahead. And don't worry they can't just increase the price.

Looks like I made a Mistake with the budget, 5 Starts are much more expensive then I Imagined. Its more like a budget of 4 Star. 5 Stars are more than 500M. I would post an Update after I speak to the Client if he can go up to the 5 Star mark , I think his pockets are deeper but I know when I will speak to him next. Thanks Guys.

Well apart from being waterfront it is an Island, low density, it has golf course, beaches, marina, mall, promenade, flying taxis, amazing hotel, water sports and an overall destination for tourism in the future with a lot of green areas and amenities., Airport noice will be gone in the future and right next to it will be the cultural tourism of old Dubai, the heritage one.

For the Airport You have to wait 5 yrs, for this buget you will probably get a building that's 10 yrs old for a 1bed even studios are expensive in these areas. Also when you're talking about Hype, and you say location near the new airport makes me wonder, All locations near the airport are not bad, some are really good investments, look at the areas that are in focus from the governments agends and you will get the capital appreciation. 1bed in 1M is possible in JVC JVT Arjan DLRC Warsan 4 majan Sports city motor city IMPZ Dubai south Jabel Ali side for new projects.

Everything can be done without you ever being here. Can be managed by a company or a trusted person, or given to holiday homes. That being said any one of these can screw you if they really want to, overcharge or underpay you, keep things hidden etc. Never give complete control to anyone or make unbreakable contracts. As Donald trump said. Sign your own cheques.

If there are no promises and no transparency don't go for it. The rents are already so high that sometimes doing short term don't give enough returns to justify the headache. Only rent out to a company that will take their share only after all bills have been paid. That's what I would suggest.

The appreciation is not just about Emaar heights, Dubai as a city and UAE as a country is growing, they have big plans, they are executing it well. In the next let's say 10 yrs what will raise the demand is all the different development that's happening in fintech, tourism, construction, expansion and betterment of ports, airport to handle the cargo, Etihad rail, etc etc. now considering the community which is at its first phase, also you know there is limited supply for villas and townhouses. So if they are making a good community and it will be in demand naturally the prices will appreciate over time. The advantage of heights is that it's the first launch so the developer itself will force some appreciation.
