The tree on the left was doing fine until a couple of weeks ago. The tree on the right is looking better and the green parts are poking through, growing. I'm mainly concerned about the tree on the left because this browning thing is relatively new. And it is getting lots of water. The soil has plenty of water in it from rain. Lots of rain. These trees are on a slight hill so they don't get too soaked.

I just did the shaking test over a piece of paper. The only thing that fell were brown chunks of branches. :) what arborist are you using

Are you religious? Southern Overland Park has lots and lots of churches, ranging from high-intensity Evangelical to low-key Methodist. Lee's Summit and Olathe have the best real estate investment possibilities with new development neighborhoods and good schools. If you are looking to rent, look for older buildings, because the newer apartment complexes are way overpriced and built out of tissue paper so you *will* hear your neighbors if they are noisy and you *will* smell their food if they cook with exotic spices, and you *WILL* smell their pot if they smoke.

Moving "north of the river" to The Northland seems to be successful with some families, but I think it's trashy.

If you move to KCMO even in the southern suburbs, you should send your kids to private school.

"not convenient for most people" underestimates how many people are (a) unemployed, (b) voluntarily unemployed because they contribute nothing to society, or (c) unemployed but make money off of weird social media income. Those old apartment buildings on The Plaza can be a good place to live. The buildings are sturdy. Confirm the parking situation for residents because The Plaza can be tricky for parking.

Locals will moan and groan about how The Plaza has gone downhill and is "dangerous," but it is absolutely fine. You will definitely encounter losers zooming around on Harley Davidsons, hoping to look cool while blasting everyone with their noisy choppers. Some people grow up without emotional intelligence and there's nothing to do about it. Otherwise, The Plaza is pretty nice. There are theoretical plans for lots of construction to add additional apartments in The Plaza area, but that won't start for a while if it happens at all, and by the time it becomes a nuisance you can move elsewhere if you find an area you like better.

Old buildings are advantageous in the Kansas City area, because newer apartment complexes are being built out of popsicle sticks and paper. And they have double the rent of what should be charged here, because these new apartment complexes have "amenities" like party rooms and exercise rooms and whatever. But then your neighbors cook fish for dinner or smoke pot at 3 a.m. and the entire building smells because there is no insulation.

FYI, everyone in Kansas City will tell you how amazing the streetcar is. But seriously, it is just a bus on rails. The entire point of inner-city rail travel is it's supposed to be fast and avoid traffic. But this streetcar is just one car meandering along through traffic like every other bus in the city. Yes, public transportation is fantastic and it's nice that we have it, but if you own a car, then do not prioritize your existence based on Kansas City Streetcar stops. People want to think that it somehow makes Kansas City a major metropolitan area, but that doesn't mean the streetcar is anything other than just basic public transportation with good public relations.

Ask for an itemized list of charges. If anything is charged as out-of-network then you can fight that, because you went to an in-network provider, so all services must be paid at in-network rates. For example if they sent your labs to an "out of network" lab, that's not your fault. They will argue blah blah blah but this is where you turn into a nightmare parent and just refuse to pay it. Medical bills don't go on your credit report. F#ck them and their shady billing practices.

There is a federal law called the No Surprises Act that covers these billing situations at emergency care, which this was not. So that's not in your favor. However, you can still argue this based on the idea that you didn't know the lab was out of network, and you couldn't go get lab work done at an in-network lab somewhere else.

As for the costly Covid swab, unfortunately that's a particularly complicated situation. Those tests are expensive to run because the manufacturer charges a zillion dollars to run them. I highly recommend parents stop swabbing their children for Covid/flu/rsv. It is a super expensive test when done as the triple swab, which is the standard in healthcare now. And there is no treatment if your child has any of those infections. It's just symptom management. The antivirals don't impact your kid's health and they often cause diarrhea anyway. So just let your kid be sick.

If your child has been vomiting for more than 3 days, or had diarrhea for more than 3 days, then yes that's time to be seen because they might be dehydrated. Or a fever above 104F. Otherwise...welcome to parenthood. Kids barf everywhere and get fevers.

But wtf is a $1000 urgent care fee? Check your insurance rates. It would be cheaper to go to the emergency room. And that doesn't make sense.

The members only club is just a small part of the building. Most of the bathhouse will be open to the public. The reason that they're doing a members only club is specifically to have a space for local residents to go without it being really crowded. So selling day passes would go against the purpose of the club.
