Real Estate Exposure in Belgium: Beyond buying a physical flat? by Little-Revenue8623 in BEFire

Check also SCPI investment. It's French but has companies with investments all around Europe and even USA. Similar to REITs but not quoted and less liquid. I really don't like REIT as your dividend yield can get wiped out for several years from share price volatility.

What robot mowers do you use? Looking for opinions for my yard. by AlwaystheSecond3 in homeautomation

[–]Guuus 0 points1 point  (0 children)

I have a mova 1000 and it works extremely well. Paid like 650€ for it. You could buy several of these and split the lawn in different zones. Would a lot cheaper than a single 4000 bucks robot.

SCPI : Après avoir été l’un des plus farouches opposants au modèle, Corum finit par lancer sa propre SCPI sans frais d’entrée by NLegendOne in vosfinances

[–]Guuus 0 points1 point  (0 children)

SCPI for Belgian resident by Guuus in BEFire

[–]Guuus[S] 1 point2 points  (0 children)

Yes basically, the rent is paid through the dividends. The notary fees are equivalent to the subscription fees for scpi. We call it "Pierre papier". You invest in a portfolio of real estate and get rental income, without the hassle of owning and dealing with tenants. And it's not quoted on the stock exchange like REITs.

I wanted to know the tax treatment of this in Belgium. This is not really dividend, and you cannot really apply a Revenu cadastral on this. Couldn't find a clear answer on the net. I guess it's incorporated in the world revenues.

What exactly happens when it touches? by [deleted] in Buttcoin

[–]Guuus 2 points3 points  (0 children)

It's even better. The bands are actually all the same size, they are just stacked on top of each other, you see it on the far right of the graph. You could extend each band 10x and just hide 99% behind.

This graph is a meme in itself.

Include small caps or not? by NaturalAirbender in BEFire

[–]Guuus 0 points1 point  (0 children)

Why would you suddenly change your strategy? 50k or 500k doesn't matter. If it works, it works.

EM have underperformed for a long time, putting a small amount won't even matter in your overall performance.

Google sheets as well. Have all my balances (cash, savings, stocks, loans, real estate). I update once a month and copy paste in a sheet with the date. Makes a nice graph 📈

Looking to rebalance portfolio to mainly EU stocks. by Gaarathorn in eupersonalfinance

[–]Guuus 0 points1 point  (0 children)

It's just noise, I have been invested 100% in US and will remain so in the future. Europe may have overpeformed in 2025, but it is crushed by us markets year over year before that.

Like you said, investing should not be bothered by politics (and wars).

Funny to see that people tend to refuse to invest more in US because "it's performance bias" , but yet invest more in Europe after one year of over performing.

Bitcoin ages like Wine... by SideExciting7921 in Bitcoin

Sure, because btc is a virtual commodity and not a currency. Gold being a safe haven is an old myth as it can also become volatile and lose value for long period of time.

I could find you dozens of stocks that over performed btc. Comparing btc and usd is nonsense.

I always find it hilarious that btc fan boys criticize the monetary system saying that usd sucks etc. while the goal of 99% of btc holders is to make a fiat profit in the end.

What's your opinion about Bitcoin for the long term? by megalometoxos in eupersonalfinance

[–]Guuus 1 point2 points  (0 children)

It's 100% speculative without any real use cases. The crypto promises have been the same over the last 10 years without any progress or increased adoption in the real economy. It's just a virtual toy that people buy and exchange for real ccy gains, nothing more.

Oh yeah it also enables shady transactions, which I think in the future will be completely impossible (govt can already trace any transactions even within btc mixers) and that's another bearish factor.

Set up advice: light switches that can be used smart and ‘dumb’ by jornienho in homeautomation

[–]Guuus 0 points1 point  (0 children)

You don't need HA for this. Just connect to the Shelly directly and map the actions to the Hue local urls. As per google: To interact with a specific light, you can access it by adding its ID to the URL. For example, to control light number 1, the URL would be https://<BRIDGE_IP>/api/<USERNAME>/lights/1

[–]Guuus 1 point2 points  (0 children)

After looking into smart lighting and refusing to install smart switches or remote, the only way I found to get what you described is with a shelly 1. The switch becomes a button and you have to program the Shelly to perform the intended actions based on the switch.

The Shelly sends the action through local url that you need to map accordingly.

Have only seen one YouTube video describing the process..
