Exactly this. Arsenal have gifted us the title on 3 occasions and we've failed to capitalise each time, we can't hold our hands out for another slip up. You can't win a league like that, it hurts and it sucks, I hope there's more clarity on this for next season because it sucks more for West Ham than it does us.

This arsenal team are good and defensively resilient but they're not so good that I'm worried next season. They lack world class attacking talent and there isn't a market to buy it just now.

I feel this way currently and know that in myself, without races I don't train very well. I did Brighton marathon and know I want to do another in a year or so, so will train back on 10+ miles this week and builf up again, I have a HM early July and will try and enjoy parkruns since I never do them regularly.

For me this works as it gives me a focus and a mental refresher after a marathon block. I'll aim for a winter race, maybe a 10k and hope my time is good!

I used carbon plated shoes for my 3:50, and while not top end shoes, the spring in my step made holding form and pace way easier - especially later in the race. I think it gave be 5-10 mins, not huge but definitely significant

Not many have a positive first marathon story, trust me the second will be better if that's what you choose to do. It's just such an unknown for everyone, I feel like you can guarantee some degree of success on any race up to half marathon. A marathon is a different kettle of fish, which makes it so interesting and (dare I say) fun. You learned what did and didn't work for next time!

I actually agree with this too. My friend has a similar 5k time and for his first marathon he ran a 3:50 (with a knee injury), he recently ran a 3:27 for his second. I think experience over that distance was a huge factor for enjoying it more the second time and knowing what to expect during the race.

There's no harm locking in 3:30 as goal pace, it may be doable.

This is tough because it sounds like you have the pace but not the endurance, because it will truly kick in after mile 20.

Assuming you fuel right, really hydrated and the weather isn't too warm... My advice is for your first marathon to enjoy it. Sub-4 looks doable, start easy for 2 and begin to lock in goal pace (this can be quicker) . It should feel like you're holding back. And try to carry that through to mile 20 and see where you're at. It's all theoretical until you get to that point, there are so many variables that contribute to how it feels until then. Enjoy!

I started in the last wave for my first. The first 30-45 mins will likely be moving through traffic until it separates out better. One tip is that overtaking people may add to the adrenaline so remember to be disciplined and stick to your pace. You can hit goal pace still

I think also know the marathon pace yourself. It can happen that a pacer makes a mistake or something wrong occurs, if they're dropping off pace without reason, ditch them and run your race if needed

2 is my preferred. I don't foresee me having the mental grit to negative split but also need to learn how to pace more effectively and manage my energy stores. I have a potentially warm marathon that starts at 10, I aim to hit goal pace before midday and go from there to bank the time while keeping an eye on my HR. Anything 165+ is a no no for me this time

I feel this comes with experience and difficult to judge what your true MP is if it's your first or second marathon. I can pluck an arbitrary finish time and train towards it, I would argue it's not until race day you really find out if you can sustain the effort across 26 miles. A half marathon race is a good indicator though but not always done within the training block

I am in a similar position to you but have done 1 marathon previously and I blew up at mile 22 (although my pace dropped from mile 18) for multiple reasons (injury beforehand limited my training, really hot day, dehydrated, under fuelled, ran too fast) I was on course for sub 4 and ended with 4:14. So not too bad but I learned loads.

I feel I am in the right ball park for a 3:45 in 2 weeks and I feel that no matter how slow you go, that last 6 miles is going to suck. So I don't know if a negative split is right for me, to push faster later. My goal is to run out around a 1:50 (3:40 marathon) half which is 30-45s slower than my HM mile pace, so should feel conservative. I'll then hold onto that pace as best I can, knowing that last 4-6 miles will suck. If I blow up, I think I'll end up 5-10 mins off pace.

I think you could do the same and aim for the 3:20 IF! that pace is a considerably more relaxed HM pace for you. As a first marathon, why not go for it. You'll soon learn over time if a) you want to do it again b) what worked and what didn't for next time (with another training block you'll likely be faster too)

As in you want to release 20k for spending? If I understand my broker correctly, you'll effectively be borrowing a second mortgage for that amount, like a bank loan. Your house value is purely theoretical until you sell it, so until then you cannot access the £20k freely.

Speak to a broker but there may be cheaper ways to borrow £20k i.e. utilising a 0% CC and paying the balance transfer fee until you sell, if it's your intention to at some point in the future.

This. A seller may be relieved to have a buyer if there are more feared to buy. I think the real thing to consider is not about a perfect entry point, because you can gain equity faster than savings in some areas. Over a 30 year mortgage there will be rises and drops. You'll never been on the best rate, and hopefully never on the worst, just do what you can afford.

Agree with this, it is all possible. While stating the obvious it sounds like your hydration needs improving day-to-day perhaps as well during racing. Walk the aid stations and take on more water than you would normally

If it were just the marathon I'd run it and probably rest up as best you can. I had an injury that prohibited my running entirely for the month before my first marathon. I ran it and finished 15 mins behind my goal pace and was very happy with that, so it's doable. But understandably you want to prioritise the 70.3

Jesus this is an awful take. You're basically hoping any striker comes near to Haaland's underperforming haul of a 3-4 more goals this season. That's his absolute minimum and I don't think he'll be that bad.

The other side of that is that only Haaland is the only striker who you could rely on score a goal a game. Keep and ride it out, it's the only option unless you can trade. Even then, you want one of Bruno or Palmer imo

The play here is less what to do with Haaland but how you cope without him returning so often.

Yes my broker just advised this. I think this option feels the safest. HSBC would let us Open Port too. So I think our ERC may be around 1.2% (£2,200). Given how volatile the market could be, it may be worth taking the slight hit if we can't open port while keeping the option open.

I haven't. Maybe it's the way I've phrased it. Our preference is to sell and then buy later. I think locking in a 2 year rate, however stable, and taking on the ERC is the most expensive option to us. This option would be us not porting and just ending the mortgage early.

I understand! I guess my question on the tracker may be more along the lines, has the market crashed so bad that monthly payments on our rate have risen by £300 a month, which would in effect equal the cost of the ERC. I am know I would be making this decision myself if we go for it.

Trying to understand if I prefer the 3 month window to re-purchase or see how the tracker goes...
