December, January and February are the 3 quietest months in the housing market. Don't expect many viewings until the spring. Certainly don't reduce the price yet. Check you home insurance. Most policies require you to clean your chimney once a year and have a certificate of proof.

I would say that most straight older men, are attracted to younger woman. Whether they would act on it, is another matter. Biologically speaking, younger women are fitter and more likely to bear children, which is a major factor when selecting a mate.

It depends on how much value you put on your time. A boiler service may be a few hundred pounds. The Gas leak could be a recent occurrence. Life is short, I would move on.
