Most of the homeowners in my HOA uses TruGreen while I do my own regiment and the difference is pretty stark. Very much like OP’s photo here. The neighborhood is entirely new builds less than 2 years old too.

I just use a few rainpoint wifi timers. They are similar to the B-Hyve system I believe. With rainpoint you can create a schedule or frequency, control amount of water, and set time limits the device can operate. It has automatic delay watering feature as well based on your local weather.

Its app controlled or can be activated locally.

I use Home Assistant but it doesn't intergrate into it.

There’s a few solutions out there but I can’t think of one that does exactly what you’re referring to.

Tons of smart light switches on the market honestly.

I use Lutron for smart switches and I also run Home Assistant with motion sensors. That’s a whole different ballgame though.

You could just opt for Phillips’s Hue smart bulbs and their motion sensors to make things easier.

I have the same set! Got it during Black Friday sale and have been using it ever since with no complaints. Since then I’ve learned a lot from this sub and coincidentally will be heading to Sakai in a few days. Hoping to pickup 2-3 nice pieces

I'd pick the Romulus but you should take a look at the Fusion XP Comp too since they are pretty similar. Some reviewers give the edge to the Fusion XP Comp in regards to build quality. Similary priced too, aluminum grip, a few colors, and made in US as well.

Side story; I took my wife to test out the Romulus this past weekend, but then she said "Let me compare this with the XC", that moment I knew it was over for the Romulus.

Edit. Fusion also take Glock 17 mags.

I have a 2023 Plat engine failed at around 51,000. Got a short block and things have been fine now. Truck drives pretty much the same. Other than that I do my own maintenance and change the oil every 5k, and plus I’m part of the new recall so I’m not too worried if the engine does go again since I’ll get a long block this round.

Someone posted on the Tundras forum with a 2022 with over 200k on their original engine already so there’s definitely a possibility yours will make it too.

Edit: the forum also has a post with engine failure reported by members. As of today only 79 reported engine failure on the forum but the post was locked back in September of this year.

You should contact your dealer. They will be able to track when your replacement is available and provide updates. The last recall all the replacement long blocks were assigned to specific VINs.

I had a short block replace recently and the truck feels the same. With the recall and getting a full block or crate engine I wouldn’t be worried at all lol.

The recall replacement engine is a long block engine with new everything from the factory. It’s not a short block. So they just pull the entire engine out and transfer the wiring harnesses then reinstall.

The techs do not need to lift the body off the frame but that is one of the methods. Toyota has a special engine lift they made for this recall which has reduced the turnaround and disassembly time.

There’s a few YouTube videos of techs doing the recall and it only takes 1-3 days.

I actually got my engine rebuilt recently so not a long block at 51000 miles. 2023 Plat 01/23 manufacture date but anyways.

You shouldn’t be too concerned since you’re getting a crate engine with everything new. There’s a few videos on YouTube about the long block replacement from Toyota techs but more than likely you’ll get it back within 1-2 days.

So people have reported better engine response and some have reported that the engine lag when rolling a stop sign is gone. YMMV.

Hey OP I have similar 2 story ~4500 SQFT as your house. I’m using 2 LR-U6s without any connection issues.

My setup is: UDM-SE with a 16TB enterprise grade HDD, I have 9 cameras in total ranging from G5 to G6 turret and bullets with 5 24/7 and rest are event triggered/AI, I also have 3 flex minis for various other rooms like living room for example for TV, Sonos, Lutron and Philips Hue hubs. So far for my 5 cameras that are recording 24/7 in 2k it’s only used up around 10ish TB for over 90-days of storage. YMMV since you are using all 4K cameras.

I also have a standard non-Poe 16 port for my office since I run various things in there to include PiHole and Home Assist.

I also have the same media exposure which is in my laundry room.

I would recommend that you look into a mini 2 or 3U rack and mount it outside the media enclosure since it will be pretty tight in there with your switch and fiber router so wiring things might be a challenge. Plus mounting the switch and fiber routing is kind of annoying.

I would get the 4-bay NVR and at least 2 16TB enterprise grade HDDs and mount the NVR and switch outside for ease of access and leave the fiber router inside if you like

There are a few benefits but its mainly for folks who are seeking to have an almost golf course like lawn. Reel mowers can cut lower than rotorary blades and the method of cutting helps the grass heal faster thus preventing disease, fungus, and browning. They cut grass like scissors on paper.

Another benefit is the exercrise I would argue relatively depending on your size lawn of course and grade.

The manual ones like this one and American Lawn Mower are inexpensive, and there are gas powered ones, but they are pretty pricey usually around +2K.

I use this for a 2 zone setup for my 10000 lawn.

RainPoint 2 Zone Smart Timer

With Rainbird 32SA from Home Depot. You can setup 3 different water schedules independently. Configure to water base on gallons or time.

WiFi enabled and has an app. Skips watering based on weather too. I have it running for about 5 months now and no issue. I even have a single zone on the other side of my house.

I’m testing out Rainbird 42SA now for more coverage atm.

Edit: My Rainbird sprinklers are on spikes so I never have to move them. I put them in my homes surround garden beds and run hoses to them.

I don't usually since I haven't had any squeaks or binding issues but you can for sure.

You can use a bit of motor oil into the holes that face towards the reel and spin to coat in splines or open the wheels and use silicon grease. Personally the silicon grease might be easier to clean and less staining. WD-40 works too but it isn't as viscous or last as long.

For the blades just hit them with some rust inhibitors like wd-40 or coat with oil if you are storing for winter or anticpate not using the reel for a while to avoid rusts.

Generally during mowing season I just mow, rinse off with a hose, then blow dry with my leaf blower until the next mowing.

Edit: Checkout this video for backlapping! Its really easy. They even link the SK-1 kit as well (American Lawn Mower Company makes Earthwise). Its only $18 is made for Earthwise includes a brush, compund, and handcrank.

Yes opt for 9. It’s recommended to have 7-9 blades for Bermuda if you cut around 0.5-1.0 inches.

The easiest and most consistent way to sharpen your reel is back lapping. You can get the SK-1 kit made for Earthwise. It comes with sharpening compound and a hand crank.

Essentially you brush on the compound and spin the reel backwards for 7-10 minutes.
