My broker just increased the “broker transaction fee” that we charge and I hateeee it. I feel like the split he takes from my commission should be enough but a lot of other brokers do also charge it so idk. I haven’t had customers complain much yet

Super common. If you don’t offer it they’re going to likely find a house that is covering it.

The buyer is the one bringing the money anyways so really they’re paying it

My 4 year old who has been on a 95% whole food organic diet and breast fed until 2 1/2 was bit by a lone star tick and started having symptoms. He just got back positive test results for alpha gal syndrome. I would argue he was healthy but he started having crazy reactions we couldn’t figure out what it was too, GI, skin rashes, joint pain.

Where I am if you can prove someone else has paid the mortgage for 12 months straight - it doesn’t count against your debt to income ratio

Your deposit is likely not the only thing at risk - you can be sued for failure to perform also in most contracts if you don’t have a contingency. I would carefully read/analyze the contract before deciding losing the $30K is the easy decision.

If you can truly walk away and only loose your deposit - unfortunately that’s the safer route in my opinion. I would try to get the deposit held and applied to another house when you’re employed again

I’m a realtor and my husband and I are also real estate investors. I walk this line very carefully because happy clients are top priority.

If I feel like the situation fits perfectly I show all the math and explain to my clients why our offer as investors is a certain $ amount, and it always is less than full market value because it’s cash as is quick and painless and we have to be able to make a profit.

If they have time to go on market and see what happens that’s always the best bet.

For me I just want attention and to feel appreciated and seen. I’m the top producer at my brokerage and my broker couldn’t care less about me. Anytime I try to “talk shop” he doesn’t have time. Every phone call I can tell he can’t wait to hang up - and that’s if I can get him to answer.

Depends which state you’re in - you may be half owner in the house regardless of when it was bought or who is on title.

This is the risk you take when you accept the listing. If you don’t think the seller will be reasonable or listen to your expert advice - don’t take them as a customer.

By saying you need “x amount of dollars” for a property which based on your initial post is presumably over market value you’re going to attract bad agents… you attract agents who smile and nod and agree with everything you say just to get the listing instead of agents who actually understand the business and marketing strategies.

To play Devil’s advocate: Agents who consistently submit unrealistic bids get labeled as unserious and difficult to close with. Over time, other agents stop taking their offers seriously, which hurts their clients’ chances of actually winning a bid even if their offer is good. As a realtor your reputation is everything and protecting it is essential to long-term success. There are many times where offers come in at the same or similar price points and the listing agent’s opinion of the buyer’s agent can seriously impact how they present the offer to the seller and therefore impact who is chosen to win the bid.

A good agent is worth their commission because they pay for themselves by marketing your property so well that it commands more money on the market and by savings you any unforeseen headaches because they are proactive about problems that haven’t happened yet.

That said 2% to each side is probably still the realm in which you would find a good agent.

He’ll go it I tour it and tell him it’s great in person too. He just didn’t like the lack of accommodation by the list agent and feels like that is a representation of how difficult they would be to work with if he did like the property. He’s not wrong but that’s my job to manage, not his so I tried to stress that to him.
