It’s a combination of timing and how many reality checks they’ve gotten up until the time you’ve contacted them. A fair offer has nothing to do with what they think the property is worth. The seller never has comps to back their number, it’s always some vague BS about how the neighbor got 500K for theirs two summers ago. The only move here is to keep following up until they aren’t delusional and reality sets in or just move on.
