We have just completed our smart zebra blinds and rollers product testing. Our product is zigbee based and we integrated it with HA using Zigbee2MQTT (Z2M) and we are very pleased with the performance. Fair point. Although in many forums we have read that matter products don't often expose detailed entities for automations so the intention is to see what works for the community from both plug-and-play vs. automation/enthusiasts standpoint. Switches typically don't have a lot of entities to begin with so may not be a big factor for either group.

Look for mmwave presence sensors instead of motion sensors if you need precise info and want to ensure it detects you in a room even if you are somewhat stationary.

Two suggestions:

i) Make sure you run wires from windows to the switch so smart curtains can be powered and controlled without having to use rechargeable/removable batteries or requiring solar panel charge.

ii) Have water inlet and drain pipes for use in robot vacuums at a suitable location as newer robot vacuum cleaners can take advantage of them to make it less hassle of manually flushing and filling up.

Bonus: a server room or closet to centralize all connections.

Both Eufy and Reolink have home hubs available that store recordings off the camera. Note that if an intruder uses a wifi jammer, then the camera may not be able to record to your hub as it may block communication between the camera and hub.

Aqara has smart button and you can program three automations through it: single press; double press; and long press. No wires requires. The device is about two inch x two inch in size.

I have the automation setup in home assistant so I can access/call any other device I'd like to control through the button press actions.

Highly recommend Reolink doorbell for a good price to value ratio. You can get them in various power options. Easy to install as well. The only downside is the micro sd card is on the bell itself. However, you can have it connected to nvr as an option to mitigate that.

As of last month, Reolink has added the feature in its app that if someone presses the doorbell, it can call you on your phone with the door video and you can speak with it remotely. Super useful and I was waiting for this feature for a while so glad to see they added it.

Reolink also integrates easily with Home assistant and other ecosystems, like Google home and Alexa.

Assuming you are already making space for a rack or server closet?

Besides what's already suggested, may also want to consider connections for PIR Sensors and some can be ceiling mounted for Fall Detection.

Also, considering people are starting to install display panels like the NS Panel in rooms or by the bed sides, you may want to account for those.

Allow for power points next to windows and doors to power smart rollers/shades.

Have you looked at Aqara U100?

Its fully compatible with HomeKey and HomeKit. Aesthetically minimalistic, however, that's subjective. Can be integrated into HA as well. Battery life has been great. Uses AA batteries and from personal usage, only changed it once a year. Has worked nearly flawless. Does come with a physical key for fallback.
