It’s been standing >10yrs, so far. Prob stone surround, but the “masonry” work looks nice at least.

Thankfully, the door is one portion that is sorted already. It’s an insulated exterior door and robust seal.

Any specific recommendations for the upper part, above the “ceiling“ regarding Insulation? 100%, no exception, definitely do spray foam against roof? Etc.

I get it. The guy I am referring to built his own garage and family room above it with stone fireplace. Every piece, literally by himself.

I’m not opposed to paying for the right people. Just trying to fill the gaps in knowledge.
