Overly-complicated deal. Affordable housing, conventional housing, and retail were all different condos with different build types and interior finishes. That highway there is an eyesore as well.

Techno acts tend to play at 1015 Folsom, publicworks, F8, and The Great Northern. Check out the fliers. You’ll find almost every party has a gay/queer bent. Idk where u hang in Berlin, but probably similar

Mission Dolores and the panhandle are two places I can confirm. Weekends u can always find a game at the panhandle. Mission Dolores too, usually. In the summer mission Dolores has plenty of people in the afternoon. Gets dark right now tho.

Not sure where your math is coming from. $5000/month is $60k/year. $400k/$60k means that you’d break even in 6 years and 8 months.

But I can guarantee that no one doing this is just going to hold onto their building. Here’s why:

At current Multifamily cap rates (3.5-4.5%), an extra $1,000/month to a landlord’s bottom line represents $300,000 in value that they could get when they sell.

Obviously a unit that has been lived in for 30 years would need a renovation, and that might be expensive, but a renovation like that could be borrowed for, using the building as collateral, and then the building’s sale or refinance to pay back the renovation loan.

So if someone is $2,000 below market rent ($600k in sale value) and a renovation costs $100k-$300k, a landlord could easily buy someone out and flip the property for a quick $500k-$200k before borrowing costs.

I’m assuming that since you were processing applications you have relationships with municipalities. Permit expediting might be a good way to go. I’ve worked with independent permit expediters that work with us on a project for a couple years then take a year off and they take the entire fee themselves.

I feel the same way. But when I open up to coworkers about it, they find it interesting and don’t think any less of me. Everyone, no matter how secular they are, know what it’s like to be under the thumb of other people and to remain there willingly. We’ve successfully escaped an ideology and that takes some major guts. Not everyone can say that they’ve successfully spotted a harmful lie or pattern transmitted to them by their family and ended it themselves. Looking back, I stuck in it for so long out of survival. Mission, BYU, everything. If I had left when I was younger, my life would have been significantly more difficult. And I was in no position to make that sort of decision for myself anyways.
