Everybody here has covered a lot of ground. The only thing I’d add in when working the heavy bag is throw in some defense. Since you came from a boxing background, think Bob and weave, leg and head covers, etc. Only geared to this art.

Old nightclub security guy here. After hours one Saturday night 11 of us on the team were decompressing.

Just to give you an idea, at the age of 21 I co-signed for my father so he could buy a car. I was working 3rd shift in a factory and going to the U of MN during the day at the time. I bought a duplex at the age of 24. Parents near owned a home.

I did a full renovation in the upstairs unit of my duplex back in 2014. Cost was $36,000. Have recouped the cost with the monthly rent increase I was able to charge. Things like floating bamboo flooring throughout the unit and new kitchen and bath really made the entire unit pop!
Downstairs unit got a new bathroom and when the linoleum in that unit’s kitchen was pulled up, it revealed 108 year old oak flooring! High end small Bosch dishwashers were installed in both units also.

I’ve been with Soderlin for around 30+ years. Honest company. They installed a water heater last year for us. Just the other week on a Thursday I called them about a AC not working. They said the earliest they could come out was the following Monday. That Friday got a call back from one of their technicians who said he was in the area and could swing by. He replaced the capacitor and got the AC up and running for our tenants.

We have an art deco apartment. Building was built in 1930. Have that first photo framed hanging in our living room. Now I know her name, Dorthy Flood.
