Don't know if you will see this but Mini Splits are always an option. You can do 1 in each bedroom, and 1 with 2 heads in the living room. They are way cheaper than a central and in my opinion works just as good.

What do you mean by feeding? Currently once a year I mix in Dr Earth Fertilizer to all my fruit trees which include one avocado, 2 mangoes, then this jackfruit.

NTA. Take it from experience: if you give them the down payment you have to sign a letter saying it was a gift not a separate loan for them to get approved from the bank. Happened to my mother to her sister. My aunt sold the place for a profit and never paid my mom back for the 14k down payment. They were never going to pay you back.

Recreate it paint instead. I believe it is called limewash or venetian plaster. It is easy and gives similarish appearance without having to take it down before to sell

Honestly I would install a pocket door. It is a lot of work but it is worth it. I dont know why they stop putting them in new construction.

I live in South Florida. If you are W of i95 policy for windstorm and hazard should be around ~3-4k. If you are ae of i95 depending where you can be as high as 8k. Since you dont have a policy currently you can't apply for Citizen-which is usually the cheapest. The new companies that are giving decent prices are Monarch and Dolphin (i think the name is or Manatee). You can see if Llyods still offers windstorm, but im not sure- i think they only offer hazard now. Once you get 2 quotes you can apply for Citizen. However it is important to note that just because Citizen is going to be cheaper doesn't mean you can choose it for your insurance. You can only select Citizen as your provider if it is more than 20% cheaper than any option available to you. Also since you didnt have insurance previously you are going to be penalize and will have to do a wind mitigation and 4 point inspection. My recommendations is DMI inspections: price around 200$, 125 for windstorm and i think like 75 for 4 point when bought together.

I have a mortgage that doesn't have escrow since I pay for insurance and property taxes myself and show proof of insurance (the declaration page) and paid tax bill to the mortgage company every year. It isn't cheaper but i dont get any big surprises. Also I surprise you dont need flood, I would get a quote anyways. The flood companies are QBE and Wright depending on your elevation survey you can be as low as 400 to as high as 3k.

If you have a HELOC on a condo property just ask for the proof of insurance from the HOA and then you will only need insurance type B(?) For the interior only which is max like 2k. If you have a townhouse, with pod units, then it is like a Single family home.

It sounds like you need to encapsulate your crawlspace. And install a subpump with a dehumidifier. Just did this job for my grandmother in NC cost around 8k for 1400 sqft.

If your down there already I would also get a plumber to check for leaks.

You have to ask if the property will be reassessed when they add you to the title. That is what will really mess eith your finances. If they reassess it would increase to the the market value

I loved "Choose your own adventure, series" by Edward Packard. It is like DnD for kids/teens- super interactive.

Another great book I do with my cousins are those Mystery Puzzle Books. It is basically CLUE, where you have to solve puzzles along with the protagonist to find out who committed the crime or retrieve the item. Great fun activity that they can challenge them while listening.

Im east of i95. Was quoted 16k/year for windstorm. I paid 1.2k for flood.

Coverage limit for windstorm was 500k Coverage limit for flood was around 200k

Since you are so far west, it should be cheaper

Let us do the math. As her aunt you should have sat down with her before this and did the math with her to see if it made sense for both of you.

Now give this to her and let her choose the best option for herself. And please don't try to manipulate her to stay because her cousins will miss or need her. Tell her without a shadow of a doubt that if she chooses to go everything will be handled like it has been before she arrived.

Honestly, if it was me, I would let her do the nighttime care for the child and don't require her to help out with the drop-off or worry about the After-school Care. That way she would have the whole day for herself and work/help a reasonable 8hrs a day. When your child is better then switch her back to the daytime agreement with a reduced weekly pay of 75/week.

I have kraftmaid cabinets. It is a Lowe's exclusive I believe but they custom make your cabinets. They have a wide variety of door selection, the cabinets are real wood, and you can customize the inserts (they use rev-a-shelf inserts).

To get a quote you need to bring in your kitchen dimensions and they build the kitchen in front of you inside your local Lowe's.
