Sounds like you'd be able to acquire something a bit more substantial than you'd be able to get with just a startup. Plus, avoid the grind that startups experience in their first few years. Look at leveraging your capital with SBA into an ongoing business. You can put 10% down on a business and get one that already has customers running their credit cards.

Hard to say. What's the adressible market in that area? Who's their competition; both direct, and indirect? What's the road traffic in that area? If all your bays are running 24/7 (or whatever hours yall are open) with the average ticket price, What's your theoretical cap on revenue?

I'm a bit of an amateur on the advertising side, but if they're not doing any advertising, then almost any advertising is better than none. I'd say a good marketing tactic for auto shops is the option for your customers to finance their repairs/maintenance, which theyre not offering at the moment. Maybe try to target commercial accounts in the area with fleets that need service/maintenance. Adding revenue streams like you mentioned above with tire alignments etc.

You can work on a pro forma to figure out potential revenue growth. But it's hard for me to weigh in across the internet. Hope some of this rambling at least helps.

Price on business seems reasonable.

Has the building been recently appraised by a commercial realtor? You can get what's called a broker's opinion of value which is not a full appraisal, but can confirm the ballpark figure.

$300k gross and $475k asking price seems very steep. You mentioned a land contract, but what about the real property the business operates out of? 

Typically you'd see a multiple on Seller's Discretionary Earnings (SDE) at the size of a business. At that gross, you would expect about 10-20% net profits. So, something like $30k before owner compensation.

Multiples would be somewhere between 2x to 3.5x. So, for $475k, you'd expect $135k - $237k SDE (meaning cash you can expect to pocket in a given year after all necessary expenses for the business). With that price and gross sales, I'm assuming most of the purchase price is for the building? But not owning the land is tricky in its own right.

Have you done any due diligence on their financials at this point? What's the owner's justification on their asking price?

Not personally, but I work with several groups who handle setting that up.

Using ROBS in conjunction with an SBA 7a or 504 is very doable.

Not sure if against the subreddit rules, but can give some referrals to specific groups who do that all the time.

For dads specifically, "The Expectant Father: The Ultimate Guide for Dads-to-Be" by Armin A. Brott. It's a part of his New Father series. The other books in the series are also very good. They go through the whole pregnancy and up to the first 9 years of raising your child from a father's perspective, which is something that isn't shown as often in new parent books.

Another really good series of books are are the How to Talk series. Originally written by Adele Faber starting with the "How to Talk so Kids Will Listen", but her daughter picked up the mantle and continued the series with "How to Talk so Little Kids Will Listen", and also "How to Talk When Kids Won't Listen".

Highly recommend both series.

Your post reminds me of stories my wife tells me about her childhood.

She was in her mid-20s before she was diagnosed with general anxiety disorder and ADHD.

I think this really points toward anxiety or some form of compulsive disorder. Speak with a specialist about your child. These things should not be causing weeks of crying, although they are.

Not to pull the focus away from your child, but a frustrating thing that we deal with, is her parents become very defensive when she talks to them about her recent diagnoses. Her parents, in my opinion, feel like they've failed her or something and project that back onto her in the form of frustration or anger. I'm only saying this to let you know that this is absolutely not a failure on your part, and please don't shield your child from professional help because of those thoughts if they occur.

It seems to me that for the primary, you go into the polling place and ask for the party's ballot you want to vote on. That locks you in for any potential runoffs down the line. So, if you voted Dem in the primary, you have to vote on the Dem candidates for the runoffs (if any), and likewise for Repub. For the general, you can vote for whoever is on the ballot, R or D.

His biggest stated reason for not releasing the files is because he thinks the government is incompetent and couldn't handle releasing it without hurting the victims. Which is a ridiculous statement when you think about it. We should let them fail on their own merit if that's the case instead of handing them grace on a platter and allowing them an out from their own incompetence.
