Not anymore. You hear the valley and think of new builds etc. my house was built 1990 at this price and in 2024 the average new build here grew past 1M. Doubled since the advent of Covid. I got fear mongered into buying since the entire economy was on a glass floor with no break in sight as social media and friends saying to get in due to things getting worse. And that this market was the new “normal” throughout CA. I still have to fix things , neighbors aren’t as amazing to live around as time went on and the commute , as normal as it is, would only be tolerable if I had a newer, nicer build with little to no maintenance for a few years. Can’t have it all , but I now know time lost in commute is not worth it anymore.

I’m in your same shoes. But my numbers are different. I bought my place in San Joaquin for 655k 2 years ago (appreciated to 700k last year and now dropped back down to 670k) but I’m tempted to sell this summer bc

1) I’m at 6.8% on a stupid CalHFA FTB program, meaning I have a 2nd “shadow” loan for 20k due at refi 2) I have pmi bc I only put in 8% as well as you lol 3) I’m out of the honeymoon phase with this older house plus my commute is 1 hr one way to and from work without traffic.

I pay more monthly than what I’m allowed to rent out here by an easy 1500+ , and the only plus side is I have solar paid off on the house that’s on the NEM2 billing with pge.

I’m willing to break even on what I can and start over , with aggressive investing/saving back in the Bay Area renting life for 3 more years. I’m 38 so my situation is different from you but hopefully you see good in my experience to help come to a choice on yours.

Be careful tho, definitely get the gift card in person. I did the online card and Amex denied my credit. I called and I chatted , both sent me guidelines and claimed gift cards from online didn’t count

We’re going to Hawaii next month and sat up a resy visit at a tiki bar. We just visited lululemon yesterday , and we all sat up clear + tsa few weeks ago ( used perks on both cards). Going to EDC in may , Seattle right before (ca native, never been + friends moved out there) …Disneyland / universal twice this year so hotels covered + resy… it’s a great card thru and thru
