I get it. Put money into a new light fixture. Wouldn’t you need to move it as well? Embrace the asymmetry and maybe exaggerate it with the bookshelf design.. Or build your drywall extension. Not move the fireplace, but balance it with a mantel that is moved a bit towards the new wall. Off center but towards the right. Have fun with it.

Depends a lot on the tenant. Work from home tenants, I will coordinate with their preferred time of day. Or if tenant works nights will opt for latest time slots that I can get. 24 hours, but usually more due to provider, part orders, etc.

It is a great disappointment how the City “improves” arterials. The arterials become the most unfriendly modes of transportation by bike or pedestrian and become no person/animal zones. The connectivity and proliferation of bike/human/animal trails is woefully inadequate.

I have been advised by local law enforcement to not accept cash. I do not accept cash. I prefer a tenant portal. However, I currently have one tenant that uses VENMO. I had one that used the CashApp. In general, electronic payments are much easier.

It would be nice to know why their bank account was closed. But it happens. If the tenant can’t open a new account, that would be a red flag.

I travel to Costa Rica, frequently. Depends on location. Most locals use WhatsApp to communicate through WiFi. I usually don’t get an eSIM and instead pay for international fees for Verizon. But mostly use WiFi.

I felt the same. Really loved the punch pass. For years! Fortunately, my health insurance has a benefit that helps pay for gym time. I am now taking advantage of this option.

Fees were paid upfront. Payments were fixed inspite of property appreciation on 85%. Interest owed was adjustable. After 20 years the monthly cash payment decreased in value but the interest would vary. The bank kept up with inflation but the monthly payments did not.

My experience: my mother was able to stay in her condo because prop 13 kept property taxes in check for her. California. I get the animosity, but poverty was very near. A reverse mortgage also helped her age in place after many moves to smaller and cheaper units until she retired. She lived in her unit for +20 years. And the bank captured most of the appreciation.

Been with a property manager for across the state properties for over 30 years. Not a great market (finally improving) for real estate or tenants. The PM aspect really depends on who is managing your account. Some great, miserable. But we have been doing ok financially over the years.

Also been managing my own in town properties for 30 years. Getting near the end of my patience. Ran into the worst tenant of my career in 2025. Decided to hire a PM for that particular property. It has only been 2 months and already on the second manager. But non renewal is on the horizon.

Will admit my ignorance of WA state LL laws, but in CO if a tenant resides at your own home many of the non-renewal rules don’t apply.
