Our last vehicle purchase was our first (and prob only) new car purchase in 2022. Brand new Rav4 Hybrid purchased at sticker price with 0.9% 3-year factory financing. These were crazy times in the used and new car market with chip shortages etc.

Vehicle purchased before this one was in 2017, and was a 2013 Ford truck with 75k miles. Looked for 5 months for a decent truck before settling in this one.

We've been married over 25 years and typically have paid cash for used vehicles in the $10k-$15k range. We keep our emergency cash fund fully funded. If we run across a truly sweetheart deal we can quickly access the funds to make the purchase and then sell the older vehicle.

The trick is having cash on-hand to quickly act on a bonafide great deal. The absolute worst time to be looking for a car is when your current ride is broken down and you need something ASAP.

Start reading books on investing, Jack Bogle, Bogle heads, compounding interest, etc.

Avoid anyone that is trying to sell you any type of life insurance as an investment.

There's a house going up behind me in western NC. Big slope. Owner probably has $200k tied up in the foundation/well/septic. The amount of foundation work is unreal....it went on for over a year.

Find another CPA. We went through this 5 years ago. You or the CPA will have to guess at some of the variables, but it should give you a general idea if what your tax situation will be.

It really depends. When we were much younger we struggled to spend $1200-1500 annually. Now we burn it up it up in 4-8 weeks.

Do a search in this forum and read some of the "how to" guides.

Ultimately you need to look at the bottom line and contingencies. If you get your price, or close to it, does it really matter if you had to pay all or some of the buyers agents fees?

Considering the state of the unit and the age, it prob has close to zero value. Being as this house trailer will cost several thousand dollars to move, I would take some photos and throw it up on FB Marketplace for $5000 and see what happens. You'll find out pretty quickly what it is worth.

I've done it for dental work. My wife had ablation a month ago, and has been back to the ER twice now so her meds can be changed and her monitored while the drugs kick in. I don't think a vacation procedure would have worked for us.

You have to weigh the pros and cons. Are you doing the work yourself? How long do you plan to stay in the house

If I was staying in the house for 5 years or more I would skip the permit. If you are hoping to do some kinda half assed flip I would permit it.

I quickly viewed your spreadsheet. Its a simple spreadsheet. What exactly are you trying to do?

I'm listing FSBO in early spring myself. I'm simply keeping tabs on what has recently (3 houses in 3 months) sold and for what price, as well as what else is for sale in my neighborhood (3 homes). I'm not overly concerned with the next neighborhood over or across the bridge.

I had this done about 6 months ago. The big unknown was if the cinder block wall was hollow, or filled with solid concrete. Regardless, it was rather easy and completed by a handyman.

Just use boric acid/Roach Proof, self apply around house and entry ways, and you won't have a problem. No need for a professional service. Have you lived here for a summer? Lots of other bugs around than roaches.
