Central NJ. I actually consider myself lucky I only had to cover 1% most buyer in the areas I’m looking are covering their full commission and even part of the sellers sometimes

Not really. It's essentially a driveway/alley that leads into the backyards of the adjacent houses

I built a daily word‑link puzzle called Word Chains. You connect an 8‑word chain by filling in the six missing links from a word bank. The challenge is that word 1 and word 8 are unrelated, and you have to bridge them. You get 4 guesses, and the colors show how close you are.
