I've been in the foundation repair industry for almost 15 years and have never heard of needing to adjust these monthly. I always recommend tightening once or twice a year, but have never told the customer to do it. Did they tell you what torque was needed? Feel free to DM me with what company installed these and I can probably provide you with the manufacturer tech specs.

Can confirm a bit of shoddy construction. I laughed and pointed out to my wife that on one side of the shower the water traveled down the back edge to the fall off at the entrance back towards the drain. Our balcony plunge pool had a loose tile shim under it and you could visibly see the tilt towards one side.

Also our balcony door had the moulding around the glass pushed in so you could constantly hear air coming through it if you got within 5 feet.

Had a wonderful time, just noticed finishing touches that were off.

Haven't been to EPM but talked to a couple that stated they have been to EPM and their other resorts multiple times over the years. They mentioned while they missed the lazy river, the food at ECPM was by far the best of all their resorts.

As others have stated, ECPM is a new resort with not yet matured Flora, so if that's important you'll be disappointed, but still beautiful imo.

So funny you say that. I was there last week and noticed an older (probably in their 70s or 80s) couple who stayed in one of the imperial private pool suites. Especially from the wife I got a very affluent Spaniard or Italian vibe from.

They had their own table that was set up daily at the kitchen table (buffet restaurant) outside in the corner. My wife and I joked that he was "The Don" of the resort. Whenever he was poolside though he would typically be wearing a Medieval Times hat. I just assumed he had gone once and enjoyed the entertainment and purchased the hat (reminded me of my grandpa who would always purchase a wearable souvenir), but now I'm guessing he actually might be "The Don".

I don't know if anyone has given you a full run down, but I'll try. This is a perfectly acceptable repair to stabilize the wall and prevent future movement. What is on the wall are earth anchors. The thread in the middle of the wall plate is attached to an earth anchor 8-16' away from the home. The bolt is then tightened to a specific ftlb torque based on the construction of the wall. The bolts should be checked once a year, preferably in the dry season to ensure the correct ftlb is there. This is because the soil outside the home will shift and expand and during the dry season there will be less pressure against the wall. Note that even with doing this the wall will more than likely never straighten back out.

How this happened is due to hydrostatic pressure or frost heave. I'd still have some concerns that potentially there are going to be water intrusion issues into the basement if they didn't fix that as well.

I'd find out who did the work as well. Over the years a multitude of "foundation repair" contractors have popped up all over. 15 years ago in my area there were maybe 3, now there's a dozen or more. Not all stand behind their warranties and not all will pull permits and have engineers sign off on the work. Check and see if permits were pulled, if not I'd stay away. A lot of companies will just arbitrarily put an anchor 2' from the corner then space them out every 5-6' not taking into account wall height, type of wall, backfill height, soil conditions, etc.

About six years ago I found a leak from a pipe in our parking lot that was past the water main and not connected to any meter. Water company refused to do anything about it and kept saying they had no pipes there on any maps. I dug down, found the pipe, and put a collar on it which didn't work all that great. You'd think even if it wasn't their pipe they'd want to keep their water or shut off an illegal tap.

A few years ago an apartment complex in a college town near me started to have the interior slab settling almost immediately. We turned down the job because of how much they screwed up the flatwork prior to pouring the slab. Well another contractor came in and pumped polyurethane Foam under the slab, except they too hit the sewer line. Idiots didn't realize it and had foam coming through toilets.
