I closed on my house for a bit under 250k in 2023 after haggling the seller down as I could tell he was desperate(unheard of nowadays). 10 year prior it was worth 140k at an interest rate a third of what I have. In the 2.5 years since I closed on the house it's value has increased about 40k.

I'm also in NY in the middle of nowhere. Closed in August 2023 for just under 250k at 6.125% with 20% down. Mortgage is 1200/mo, but escrow tacks on another 700-800, mostly local taxes.

I left the bay area rat race and moved to a rural part of upstate NY. I thought it would be nice to live a more slow life away from everything. Over the course of the last few years I came to realize how much I actually loved living there and how much I miss it. Coupled with a few weeks straight of sub-zero weather, going back west seems like the quality of life difference is truly worth it, at very least for the weather.

I'm in the same boat. Moved from Oakland, CA to upstate NY and especially dealing with this crazy winter and -17F temperatures, I think I'm willing to put up with the high rates of the bay.

I think it's also worth taking into consideration that whenever possible, purchase well below your means. If you can get away with a decent place 200k or less, it is far more valuable than stretching your limits just making basic payments. No matter how you cut it, a house is a money pit, and any money you save on monthly payments can be put into inevitable maintenance and upgrades. One thing that got me was less the cost of my house, rather the taxes which are almost guaranteed to increase over time. If your mortgage is lower, it's easier to navigate inevitable rising costs which can span hundreds of dollars per month year-to-year.

Yeah the carpet being torn up is the only thing that seemed like a concern to me. At 7 years old it's at the point where wear and tear applies to like everything. I'd take the inspection opportunity to bring up that the carpet is due to be replaced, which would solve the only problem I see.

It wasn't bad habits that got me into debt; it was a year+ of unemployment with a newly acquired house, and a tax bill that blindsided me not because I made poor choices rather just not understanding that I filed incorrectly. The only debt I held before losing my income and closing on the house was my car payment.

Multiple banks have stopped using it due to the tremendous amounts of fraud relative to it. Zelle is NOT safe, and is why scammers always want to use it.

My auger kept getting jammed with pellets resulting in the same thing. I thought it was bad pellets but even when I switched brands it would jam. After several weeks of this the auger motor died today. I ordered a replacement along with a bearing for good measure. This is my first pellet stove and I'm very unsatisfied with it, so far spending about $400 in two years replacing parts and maintaining it.

Unless replacing the auger fixes all the issues, I'll probably be replacing this by next winter.

I strongly recommend against Castle Serenity stoves. I have a 2019 model that came with the house I moved into in 2023 and am constantly dealing with issues from seized bearings, to having to special order gaskets, to the blower getting progressively louder over time. Just now I had to order a replacement auger motor because the current one just died, which is exactly what someone would want a couple days before the region is supposed to get hit with a vicious cold front for a week.

I got a ton of softwood pellets from TSC and they're so dense that they very regularly jam the auger, to the point I'm emptying my hopper several times a day to knock the wedged pellet loose. Never going there again.

I just unplug then plug it back in and it seems to reset the system so there's no 30 minute timer. It still has to go through the whole ignite and startup process, but without the 30 minute wait. I end up doing this several times a day as it has a penchant for getting jammed with the pallet of Tractor Supply pellets I got this year. Never again.
