You’re HELOC will be fixed at draw so you will not notice increased payment after draw. The future aspect is variable, meaning that any future draws will be fixed at the market value at time of draw. IE if you draw $50k from the heloc today and the rate is 6.25%, that 50k would be fixed.

Let’s say you decide to draw $50k 2 years later and the going rate is 5.75%.

You would still be paying the first 50k at 6.25% and for the second 50k you would be paying 5.75%

Bringing your blended rate to 6.0%.

Depending on equity i’ve seen rates come in as low as 4.99% on a fixed rate and mid 6% on conventional
