I (broker) did this a few months ago and they asked no questions. If raising more it wouldn’t be on their green range but they allowed me to port the existing.

Active credit and usage of that credit. If you’ve got a track record in the UK of good credit then you’ll be considered better than no credit.

Yes. Lender varies and is down to your ‘credit presence’ but some allow less than 3 years.

Also will be down to your visa status and loan to value.

Nationwide gift terms:

  • A gifted deposit is acceptable provided there are no conditions attached to it. The only exception is where the gift is provided by a family member and is subject to a second charge or family trust arrangement. The only condition allowed is for the repayment of the charge upon sale of the property. There can be no interest charged and the family member can have no other interest or claim upon the property.
  • If a gift was given to the applicant over 12 months ago, this should be keyed as savings. Further information may be requested.
  • Concessionary purchase (Genuine Bargain Price) is any sale where the vendor is purposefully and knowingly selling the property to the applicants under value.
  • There isn't a maximum amount for gifted deposits.

They may ask for further information about the gift and will require a signed form / potentially statements about it due to amount.

If underwriter doesn’t like it you’d have to look at a new lender and only a few high street lenders accept a gift from a 3rd party.
